Box 1230 Attn: Mikaela Schultz Re: Big Sky Benefit Solutions Site Plan – Lot 10, Block 2, Nelson Meadows Subdivision T.I.S. Dear Mikaela, This letter is in response to your request for a more conclusive narrative comparing peak value generation allotted during the Nelson Meadows Subdivision development and the projected peak value generation for the above-mentioned site development. We are asking for a waiver from the Traffic Impact Study requirement during the Site Plan process. The Big Sky Benefit Solutions Site Plan proposes the development of a 5,118 sf (5.1 ksf) office building and associated site development, leaving a portion of the site undisturbed. Below, Figure 1, in blue, are the generation rates for the proposed office building development. This information is based on the ITE Trip Generation Handbook – 2nd Edition. Since the estimated traffic generation for this development is significantly less than 150 trips during the peak hours we are asking for the requirement of a letter/study for this development to be waived. Table 1) ITE Trip Generation Handbook – 2nd Edition It should also be noted that during the design and development of the Nelson Meadows Subdivision, Morrison Maierle conducted a traffic impact study, assigning an allotted volume of traffic based on lot size and building area. In addition to the proportional areas supporting the request for a waiver, Figure 2 below provides a snippet of estimated traffic for the intersection during peak hours associated with Lots 9 and 10, Block 10.
