HomeMy WebLinkAboutConcurrent Construction Request - Narrative December 13, 2022 City of Bozeman Engineering Department 20 East Olive Street Bozeman, MT 59715 RE: Concurrent Construction Request for Big Sky Benefit Solutions Site Plan Application To Whom it May Concern, We are requesting concurrent construction for the Big Sky Benefit Solutions Site Plan project to allow the construction of the proposed office building to begin prior to the water and sanitary sewer main infrastructure extensions being installed and accepted by The City. The water and sanitary sewer services to the proposed office building, and future site development, will be provided via the proposed water and sewer main extensions within the project. It should be noted for consideration, that the project site is fronted by Nelson Road to the east to which a shared access is used to enter the property as well as lot 9 to the north. At this shared access, there is an existing fire hydrant (#3060) located just south of the drive approach. This hydrant will be more than adequate to provide any fire services to the project site that may arise until the proposed hydrant is installed within the project site. The remainder of the surrounding property is undisturbed farmland and pasture-like greenery. As described in BMC 38.270.030.C.I, provision of municipal central water distribution, municipal sanitary sewer collection systems, and streets means that the criteria in either subsection “a” or subsections “b” and “c” are met. Subsections “b” and “c” outline the following: (b) “The water mains, sewer mains and streets to be extended to provide service to the development are: located within a publicly dedicated right-of-way or easement; constructed to city standards; are physically adjacent to the site proposed for construction; are installed and accepted by the city; and are adequate in capacity to provide necessary service to the proposed development; and (c) “Water mains, sewer mains and streets must meet the following requirements:” 1) Any required on-site extensions of water mains, sewer mains or streets to be dedicated to the public must be located entirely within publicly held easements or rights-of-way; must serve only a single lot; are the subject of an irrevocable offer of dedication to the city upon completion of the project; the development is under the control of a single developer who must retain control of the entire project until
