Hi Maryann,
Just to piggy back off this email. Senior staff confirmed that you can use the church parking calculation with the
community center use. Regarding the 2nd egress for the community center required with 38.360.090.C BMC, we can add
a condition for that requirement since it is depicted in your application with phase 2.

Thank you for meeting with us this morning. We appreciate you taking the time to review the Site Plan comments and
help us move the project along.
Please see timeline of correspondence for Trinity Church’s easements: (Attached are the documents referenced. Note:
These documents have NOT been uploaded to ProjectDox but will be upon our response.)
October 2021: ThinkOne (Maryanne) email to Lance Lehigh asking when and to whom we should submit the various
easements. (See Document 007.1)
December 2021: ThinkOne submits initial Site Plan Review. Includes “Draft” version of the “Access and Utility Easement”
and “Public Access Easement”, not signed by either party.
January 2022: City Site Plan Review Comments. Comment #16: “BMC 38.410.060 – Engineering has reviewed the
provided easement and has no further comment. The applicant must provide a final signed copy (with wet signatures)
prior to Site Plan approval. (See Document 007.5)

March 2022: ThinkOne provides City “wet signature” Easements with owner’s signature and notary. Our understanding
is the Easements would be reviewed by Planning and Engineering then sent to City Commission for final signatures. (See
Document 007.2)
May 2022: City of Bozeman (via Marcy Yeykal) submits easements (Trinity Church’s “Access and Utility Easement” and
“Public Access Easement” as well as Christ the King’s “Public Access Easement”). (See Document 007.3)
June 2022: Memorandum from City Engineer and Director of Transportation and Engineering to City Commission
authorizing City Manager to sign “Public Access Easements and an Access and Utility Easement with Gallatin Valley
Presbyterian Church and to sign a Public Access Easement with Christ the King Lutheran Church of Bozeman for the
Trinity Church Site Plan (21469).” (See Document 007.5)
June 16, 2022: All finalized Easements filed with Clerk and Recorder’s office. (See Documents 007 and 008)
November 2022: ThinkOne responses to City Comments from January 2022. (See Document 007.5)
December 2022: Second round of City Site Plan Review Comments. Per comment #16, City requires “Public Street and
Utility Easement” in lieu of “Access and Utility Easement”. (See Document 007.5)
We will continue reach out to Trinity Church’s attorney, Jecyn Bremer, however have not been able to connect yet.
