RE: Trinity Church – Ministry Center
Value Engineering – Response/Resubmittal to City’s Review Comments
Since our original Site Plan application in December 2021, the scale of the Ministry Center has been
significantly reduced due to rising construction costs. In order to fall within budget, we’ve made a number
of updates to the original submitted design. Below is a list of the items we’ve modified in an effort to
reduce project cost.
· Reduced parking and associated parking islands, landscaping, site lighting and sidewalks. Please
refer to revised Site Plan and parking calculations.
· Reduced the building square footage by 3,000sf (25% of the original size).
· Modified the roof to simplify construction.
· Modified exterior building materials to a more cost-effective solution.
· Simplified/reduced exterior glazing while maintaining required transparency.
· Simplified the landscaping while maintaining the City requirements. Please refer to Landscape
drawings for update Landscape Design
In addition to the reduced scope of the project, we’ve made significant progress in obtaining the
easements for the 25’-0” northern trail easement and 60’-0” access easement. Both have been approved
by the City and recorded with the Clerk and Recorder. Please see “Documents” 007 and 008 respectively.
We have also received an approved 310 permit from the Gallatin Conservation District and are in review
with the Army Corps of Engineers for a 404 permit. We should receive comments/approval mid-
November. Please see approved 310 permit in “Documents” 022.
Overall, we have maintained much of the original design intent, while reducing costs to align with the
project budget. Upon review, if you have any questions, please feel free to contact me to review in detail.

to life for the Trinity Church community.
