RE: Trinity Church – Ministry Center
Project Narrative for Site Plan Review
Founded in 1991 as “Gallatin Valley Presbyterian”, Trinity Church is a vibrant Christian community,
averaging nearly 500 attendees every week. Trinity Church currently worships at Petra Academy and
rents community space throughout the week to serve their ministry groups (Bible studies, youth groups,
conferences, etc.) Over a decade ago, they were graciously donated a nine-acre parcel of land on the
Corner of Durston Road and Ferguson Ave. They are now in a position to build a home for their growing
community.
The two primary functions of Trinity Church’s Ministry Center are office space for staff employees and a
multi-use Ministry Center. The multi-use Ministry Center will serve their communities needs for smaller
gatherings (funerals, Bible Study, youth group, etc.)
We originally submitted for Site Plan Review December 2021. Due to volatile cost challenges, the project
underwent significant Value Engineering. In our Value Engineering re-design, the building size reduced
approximately 30% to 9,200SF. The facility is one level, with an equipment platform. Additionally, the
parking lot reduced to 53 Stalls (44 required). The highest point of the building is 33’-10” at the
Mechanical Chimney.
In June of 2021, ThinkOne submitted an Informal Site Plan Review of Trinity Church. Jacob Miller from
the City of Bozeman Planning Division and Lance Lehigh from the Engineering Division provided
comments for our Informal Review as well as Conceptual Review.
In response to comments we received from our Conceptual and Informal reviews, our current plan
addresses many of the City’s original concerns including:
· To provide a safe route to schools for the surrounding neighborhoods:
o A 10’-0” asphalt path is designed at the Northern property boundary, providing a safe
route from Ferguson Ave. to Flander’s Mill Rd.
o A crosswalk is proposed at the West end of the trail providing a safe crossing point to an
existing sidewalk leading to Meadowlark Elementary and Gallatin High School.
o Please refer to project “Documents 008 & 019 for finalized Easement Agreements with
the City of Bozeman.
· Extension of Diamond Street
o The City originally requested a full city street be extended to the West property boundary,
however after much discussion and compromise with the City, an Access Easement is
proposed in lieu of a full city street.
o The finalized 60’-0” Access Easement is included in our “Documents”. (Document 007)
