Dear City of Bozeman Zoning Board,
Please enter this statement into the official record. I reside at 805
W Lamme St, very close to this terrible proposed zone map amendment. I
am writing to express my strong opposition to the proposed zoning
change on N 8th Avenue between W Mendenhal and W Lamme St. There is no
address listed on the building. The property owner does not have a
posted address so no one can ever report that they never shovel the
sidewalk.
This zoning change will destroy the character of the neighborhood and
create traffic safety problems. I vehemently oppose this change and
urge you to reject this poorly thought out proposal.
I have lived in this neighborhood for a little over 20 years and have
always appreciated the quiet and peaceful atmosphere. I am concerned
that the proposed change will have a negative impact on my property
value, traffic, and safety. Parking is already difficult in the
neighborhood as it is in between a permitted zone for the high school
and commercial businesses on N 7th Ave. It is extremely difficult to
find a parking spot in front of or near my home already, and this
zoning change will make the problem way worse. This change would
create dangerous traffic conditions and destroy the residential
character of the neighborhood.
The proposed change would allow for the construction of a high-density
apartment complex. This would significantly increase traffic in the
area, which is already congested during rush hour. The increased
traffic would make it difficult to get in and out of the neighborhood
and would increase the risk of accidents. This proposed change is
against the will of the residents of the neighborhood and will bring
crime, vandalism, loitering, panhandling and other commercial problems
to my residential neighborhood.
The proposed change would also decrease the value of my property. My
home is currently located in a quiet, residential neighborhood. The
proposed change would convert the neighborhood into a mixed-use area,
which would decrease the appeal of my home to potential buyers. It is
not fair to the long time property owners to change the zoning for the
sole purpose of lining the pockets of a greedy developer who can't be
bothered to shovel the sidewalks and clearly does not care about the
people of the neighborhood. This is an evil, money driven developer
who aims to destroy the residential character of my neighborhood that
is promised to me by the current zoning.
I am also concerned about the safety of my family and neighbors. The
proposed mixed use change would attract a large number of people,
which would increase the risk of crime. I am also concerned about the
noise and disturbance that would be caused by the mixed use.
I urge the City Commissioners to reject the proposed zoning change. I
believe that the change would have a negative impact on my property
value, traffic, and safety. Please, I beg you not to destroy my
residential neighborhood just to enrich another greed driven developer
who does not care about the quality of life of the people affected by
their destruction. Thank you for your time and consideration.
Sincerely,
Scott Bieluch

I am a property owner within 150 feet of a proposed zoning change and I very, very strongly oppose this change.
This change will destroy my property value and bring crime and commercial traffic into a quiet residential area. The
developer who owns the property never shovels the sidewalk when it snows and does not care about the safety of
the residents of the neighborhood. This greedy developer seeks to destroy the neighborhood and must be stopped.
Please do not allow this change.

I would urge the City Commission to deny the application to change the zoning on N. 8th Ave, across the street from
my house at 805 W. Lamme. This zoning change will destroy the residential character of the neighborhood. I'd like
to point out to the Commission that this property owner and developer still has not cleared their sidewalk as of
today after the recent 20" snow storm. This money hungry developer thinks they are above the law and the City
rules do not apply to them. Don't Approve!!!

Please deny the proposed zoning change at North 8th Ave. I live across the street and this unlawful change will bring
commercial traffic and problems to my residential street. The developer can make plenty of money with the current
zoning. This is pure greed and disregard for the current residents of the neighborhood. This change is very unfair to
current residents of the and will destroy our quality of life for the sole purpose of making a developer rich at the
expense of regular citizens!

Dear Bozeman City Commission,
I am writing to express my strong opposition to the proposed zoning
change on N 8th Ave. This change would have a devastating impact on my
neighborhood and would force me to move.
I have lived in my home on N 8th Ave for 20 years. I love my
neighborhood and the sense of community that we have built here. We
are a close-knit group of neighbors who look out for each other and
take pride in our homes.
The proposed zoning change would allow for the construction of
high-density housing on N 8th Ave. This would completely change the
character of our neighborhood and would make it no longer a place
where I want to live.
High-density housing would bring with it increased traffic, noise, and
pollution. It would also lead to a loss of green space and open space.
These changes would make my neighborhood less desirable to live in and
would lower my property value.
I am not alone in my opposition to this zoning change. Many of my
neighbors feel the same way. We have organized a petition against the
change and if given more time can collect signatures.
I urge you to reconsider this zoning change. It would be a mistake to
allow high-density housing to be built on N 8th Ave. This change would
ruin my neighborhood and force me to move.
Thank you for your time and consideration.
Sincerely,
Scott Bieluch

This zoning change would be completely unfair to the citizens of the neighborhood. I ask the Commissioners how
each of them would like it if their neighborhoods were changed without their consent to bring commercial traffic,
loitering, drugs, crime, homelessness, vandalism, and a multitude of other commercial building problems not
typically found in a RESIDENTIAL neighborhood, across the street from their home? How would the Commissioners
like this across the street from their quiet homes????
