Dear Mayor and City Commissioners,
I am writing to express my strong opposition to the proposed Canyon Gate Development project as
currently proposed.
As a 25-year resident of Bozeman, I am deeply concerned about the potential impacts that this project
could have on our community.
To reiterate what’s been stated in countless 3rd party studies, the infrastructure in this exact area would
be inundated with this development. Among other things, traffic is a major concern, and could pose a
major threat to public safety.
This area is a “pinch point” and sits on the edge of a wildland-urban interface. It is a zone of transition
between wilderness and land developed by human activity. This area is at greater risk of catastrophic
wildfire. This proposed development includes plans for over 400 homes. Think about what could
happen. Not only would you have countless structure fires, but evacuating this area would be a major
obstacle. This development would add an estimated 4000 car trips per day. Evacuating such a
population in a short period of time would be an epic undertaking, if not impossible. Combine this with
the possibility of a single car accident or a train travel blocking major egress points and you would
literally be stuck.
As Commissioners, now is the time to push back on a plan like this to avoid the possibility of future,
catastrophic events.
Proposed Development
An intermix WUI is where development, such as structures, is interspersed or scattered throughout wildland vegetation. An intermix WUI is often found in
rural, exurban, or large-lot suburban developments. An
interface WUI is where development, such as
structures, is grouped near areas with wildland fuels.
I plead you to carefully consider the potential impacts of this development. There are
alternative solutions that could be pursued that would be better aligned with sound, safe development
practices.
