Groundwater is high here [@6.44 to 13-feet]

▪Groves of Cottonwood Trees & Aspen Trees grow/show where it’s WET!
▪Legends I & Legends II (adjacent on the N/NE sides), state on each Plat:
“GROUND WATER DUE TO HIGH GROUNDWATER CONDITIONS, FULL OR PARTIAL
BASEMENTS ARE NOT RECOMMENDED”
▪Removing TREEs can/will increase the GroundWater level (even higher!)
❖ASK QUESTIONS & Add Conditions of Approval (high GW, Water Quality)
Groundwater is high here [@6.44 to 10-ft graded]
❑50ft Tall buildings will require digging deeper down (vs 28ft 2-story homes in area)
4-story needs X?feet deep foundation, 3-story 6-7ft footings, whereas for 2-story home just 3-4ft; & MT frostline depth 61 inches.
❑HUGE impervious surfaces create real challenges for handling stormwater!
[Detention &/or retention? Water Quality? Flows/Volumes? Reduce # facilities (19!) ?]
➢High flow events/capacity (back-to-back 100 year storms, 500yr storm?), →Climate Change;
buildings+parking lots will >> runoff beyond just “streets, parks, and open spaces”–also if
put parking UNDER buildings, adds more useful open spaces & helps reduce overall impervious!
❑Flood provisioning needed--cannot block or clog flows as historically designed from Legends II
❖ASK QUESTIONS & Add Conditions of Approval about deep excavations, handling
stormwater/drainage from buildings/parking areas, & flooding?!
➢Let’s Look at EXISTING Flood Plan info—better FEMA studies starting 2025+…

City should require Applicant now to make street

Zoning—Arterial & access B-2M “must” use!
•Traffic from, to, and visiting Canyon Gate must NOT “burden” areas—
main access should be required to be the Arterial Hwy 86/Bridger Dr.
•Need Bridger Dr. (Hwy 86)new vehicle access,especially commercial
•Connect to Story Mill Road, & also other “truncated” roads for wider
accessibility and walkability, but ensure to require TRAFFIC CALMING
•WALK SCORES are LOW! (30, vs average of 48 for Bozeman)—fix this!
•Pedestrian crosswalks on Arterial &Collector roads can help ensure
safety & promote walkability to commercial/services in Canyon Gate
•Fire station or annex “on this side of the tracks” is likely necessary!
>>What is the City of Bozeman and/or the Applicant going to do?
Make more needed Conditions of Approval
Canyon Gate is on land with many attributes to know, plan for & require:
▪Tree groves exist BECAUSE of West flows under and/or above ground
▪High Ground Water is definitely a factor & must limit 22264 aspects
▪Adjacent properties have septics, drinking water wells, and there has
been flooding, plus FEMA mapping not updated here 1980s—2025+
▪Water Quality is key,as is stability of buildings and structures…plus
safety to, within, and around plus access for all modes of transport
(walk, bike, micromobility (scooters), e-bikes)--look/make connections
➢Transit: MAKE BUS STOPs NOW… likely will be necessary for the future!
❖Final point to ASK and THINK about—WHAT ABOUT SNOW STORAGE?
