Do not click links or open attachments unless you recognize the sender and know the content is safe. Dear City commissioners, I am opposed to changing the zone for Cloverlear ZMA from NENMU to B-2M. This is not the appropriate place for B-2M Zoning and does not fit the neighborhood. If passes, it will ultimately result in the loss of much of the Northeast Neighborhood area's historical character because, in part, B-2M zoning is really designed for larger commercial nodes with better transportation and parking infrastructure. Bozeman Municipal Code Sec. 38.300.110 (G) states the intent and purpose of the Northeast Historic Mixed-Use District as providing “recognition of an area that has developed with a blend of uses not commonly seen under typical zoning requirements. The unique qualities and nature of the area are not found elsewhere in the city and should be preserved as a place offering additional opportunities for creative integration of land uses.” We have an opportunity to keep a unique neighborhood. You already voted this down in November 2022. The Cloverleaf developers can pursue the PDZ option and keep the NEHMU zone intact. Please prevent this section of the NEHMU from being turned into (majority) short term rentals and businesses. Thank you, Sue Perin
