Dear City Commissioners, I am a 23 year resident of Bozeman and have spent the last 5 years being a continual patron to NE neighborhood businesses. I am writing to express my support for the re-application by the owners of the Bronkens site to get their property rezoned as B2M which will enable them to redevelop the site with residential housing units including 10% allocated towards deed restricted. housing. The current Bronken site is a waste land of decaying leaking old trucks and kegs. The area is completely unsafe to be used by pedestrians day or night. The net impact of the change to B2M eliminates the need for developing more retail space (which is in excess capacity in that area) while allowing for more residential (which is in greater need in our community) on an economically viable basis. The fact that these developers have imposed height restrictions on this site under the recently approved TIF agreement should take a lot of the uncertainty out of the future development plans for this site which was. the basis for the Commission´s earlier denial of the initial ZMA application. This project also creates the opportunity to deploy the TIF dollars just approved by the Commission and make the much needed public infrastructure improvements in the area.
