Dear City Officials and Stakeholders,
I am writing in support of the Bronken's Cloverleaf Project, also known as the Cloverleaf Zoning Map
Amendment B2-M, located at 707 East Peach Street in Bozeman, Montana. This mixed-use residential
community is focused on addressing the "missing middle" of housing for Bozeman residents and will
feature a combination of townhomes and apartments.
The project is set to include 110 residences that will be capped at 50 feet and 3.5 stories. I am particularly
excited about the inclusion of affordable housing in this development, with 14 total units, including 10 at
80% AMI and 3 at 120% AMI. It is crucial that we work to provide housing options for all members of our
community, and this project is taking a step in the right direction.
Furthermore, the project's focus on creating a highly walkable community with newly designed streets,
sidewalks, crosswalks, and lighting is commendable. This will encourage walking for people of all ages
and abilities and will improve traffic safety on the streets and sidewalks. The timing of this project is also
critical, as the removal of blight from the neighborhood, including abandoned cars, barbed wire, stacks of
trash, and pallets, is a pressing concern.
I am pleased to know that the developer, Outlaw Real Estate Partners, and its leaders, Eric Ladd and
Mike Magrans, have reached out to the local community and incorporated input into the re-submittal.
Their dedication to engaging with the community and making the project a collaborative effort is
noteworthy.
In conclusion, I urge you to support the Bronken's Cloverleaf Project and approve the Cloverleaf Zoning
Map Amendment B2-M. This project will bring much-needed housing options, including affordable
housing, to the community while also improving the walkability and safety of the neighborhood. Thank you
for your consideration.
I hope to some day own a condo or townhome over on this side of town to be able to access work more
easily via a bike or simply walking.
