Commissioners:
With regard to the CanyonGate plat review please be advised that additional access points to
that subdivision off of both Story Mill Road and Bridger Drive need to be provided for toreduce traffic pressure on existing neighborhood streets. Saddling the existing neighborhood
with an additional 4000 car trips per day is an unreasonable expectation - especially, when youconsider how this development conflicts in size, density and sightline (read "height") with all
local neighborhoods.
If not already contemplated in the development, the intersection of Bridger Drive and StoryMill Road will need to be completely rebuilt. The new intersection should have a light (not a
roundabout) with left, right and through lanes on each side of both streets - as well aspedestrian crossings. This is already a busy intersection and is virtually impassable in the
winter when Bridger Bowl empties out each day.
Finally, don't agree to the cash in lieu of open green space requirement. This requirement ispresently mandated for such developments and in light of the density of this proposal the
maximum amount of open green space should be insisted upon. To do otherwise would be toput pressure on green space in the existing local neighborhoods, solely to permit greater
profits for the developer. These neighborhoods are already reeling from decreased propertyvalues associated with having such an incompatible, unsightly, crowded and inappropriate
development foisted off on them by the city of Bozeman.
This used to be a wonderful neighborhood and could have remained so if development of thisparcel had been limited to density similar to existing neighborhoods. Thank you for ruining it
- all for the sake of the developers' quest for profit, your own politically correct expediencyand the personal relief that this monstrosity wasn't going into your neighborhood.
