To all City Commissioners:
I am writing in full support of the Cloverleaf Zoning Map Amendment B2-M. I own and live fulltime in
the Northeast neighborhood, less than 1 block from the proposed site. I completely support the
redevelopment of this part of the city into a dense residential neighborhood with a mixture of
townhomes and apartments focused on the ‘missing middle’ of housing for Bozeman residents. We
need more housing units of this type. There is sufficient retail and commercial space. The overall
design and utilization of the TIF funds will expand this walkable neighborhood. I feel this sort of
development is key to containing the sprawl in the valley as well.
I reviewed the plans with Outlaw Real Estate Partners (Eric Ladd and Mike Magrans) for the site at
707 East Peach Street. Eric and company have solicited input from the local community about the
design. The neighborhood will be enhanced by their overall design (capped at 50 ft and 3.5 stories),
off-street parking for the 110 residences, newly designed streets, sidewalks, crosswalks and lighting.
Their willingness to provide 14 affordable housing units indicates to me their commitment to
provide for the housing needs in the community.
The abandoned cars, barbed wire fencing, piles of trash, stacks of unused pallets and the commercial
truck traffic have no place in this residential neighborhood. I will be happy to see this blight removed
sooner rather than later. I ask that you approve this amendment at your earliest opportunity.
