Dear members of the Community Development Board
This Shady Glen development permit was already denied and, yet, the builders are back again.I am struck by the audacity that the new application does not address a single one of the
community’s biggest concerns:
1) an additional 17 (was 16) houses with the same single point of access off Birdie Drive thatgoes through the driveway of a small condominium complex along
2) The rather dubious claim that there is an emergency access through the congested
warehouse parking area to the south of the proposed development (google maps today showsshipping containers blocking access - image attached)
3) The very serious concerns around the required setbacks for a wetlands and migratory area -
one of the only ways for animals to get into the natural spaces of the Glen Lake area and northfrom the East Gallatin River on the south (that includes natural space preserved in the Story
Mill Park and affordable housing development).
It is as if the developers figured the Board and the neighborhood have forgotten all thoseconcerns, or that because the approved development at the intersection of 89 and Story Mill
negates any of those concerns from the last proposal.
Or maybe there has been enough change in the this Board's membership that they believe thisdevelopment can be pushed through to the detriment of migrating wildlife and current
homeowners.
Or maybe the the Board won’t notice that there is not any material difference in this plan otherthan to take one small parcel of land - the least valuable parcel as it backs up to warehouses -
split it into two narrow parcels and announce they will include two afford houses on a parcelthat would have been hard to sell at full price.
I can understand the appeal of the city being able to brag about adding two “affordable”
houses to the housing pressure in Bozeman, even though that never entered into considerationfor the 89/Story Mill commercial high end condo approval.
Please don’t be fooled by this superficial gesture that will, in reality, pile stacked up housing
in a wetlands area, turning the Story Mill spur trail into a road, and stressing wildlife thatcontinues to struggle with access to movement across increasingly busy roads.
Please don’t be fooled by the multifold increase in traffic that will have to pass through the
driveways of a small condo community. This is a tight, cramped piece of land that will have ahuge impact on wildlife, homeowners on Birdie, the condominium complexes driveway as
well as a place of beauty and respite when people increasingly have less space to listen andwatch the wildlife in the wetlands and woods in the Glen Lake Rec area. There remain large
parcels of land adjacent to suburban complexes elsewhere and to the west of town.
Please recognize there is no material change in this proposal that addresses the mostsignificant concerns of the community (both in the immediate area and those concerned for the
surrounding natural space) and for a second time, turn down Shady Glen Application 22293.
