Drew,
A full traffic impact study is not required for the proposed project at Lot 1, Block 9 of the Laurel Glen Subdivision based
on the estimated peak hour trips generated. Please provide this email as the waiver for this requirement. With that
being said if the project accesses do not meet the City’s access standards and a deviation is requested the information
within UDC section 38.400.090.H is required to consider the request.

Good Morning Griffin,
We’re preparing a site plan application on Lot 1, Block 9 in the Laurel Glen Subdivision. The proposed development will
consist of 10 2-unit condominiums, a concept site plan is attached for reference. Using the ITE 9th Ed. trip generation
rate estimates for residential condo’s, the proposed development will produce 116 daily, 9 AM and 10 PM trips. Can you
confirm that the city will not require a traffic impact study for this development, since we are below the 100 peak hour
trip threshold? Please let me know if you need any more information.
