Whitaker - ATTN_ Tom Rogers, Annexation Application 22247From:Paul Whitaker To:Agenda Cc:Jennifer Whitaker Subject:ATTN: Tom Rogers, Annexation Application 22247 Date:Tuesday, February 14, 2023 9:10:17 AM CAUTION: This email originated from outside of the organization. Do not click links or open attachments unless you recognize the sender and know the content is safe. To whom it may concern, I am the property owner at 2492 Northview Street in Bozeman. My property is directly acrossthe alley way from the parcel of land that the subject of the annexation request. As the property owner I am writing on behalf of myself, Paul Whitaker and my wife, JenniferWhitaker to express our opposition to the annexation application 2247 for the property locatedat 1603 Bridger Drive in Bozeman, MT. Per Commission Resolution 5076 goal #6. This annexation will create irregular extensions and gaps between annexed and non-annexed land. Per Commission Resolution 5076 Goal #7 This annexation will not enhance traffic circulation. It would have the opposite effect. If other properties adjacent to this lot are to follow, the situation would only get worse.Families who own houses along the alleyway have driveways, yards and entrances that workwell with limited alleyway access. It is not suitable for a busy street. Per Commission Resolution 5076 Goal #8 This parcel is not larger than 5 acres. The alleyway does not provide good access for fire access, public maintenance or sanity disposal. All factors stated in Goal 8 that would justifyannexation of a small lot. Cost of Maintenance and Snow Removal Currently, the City of Bozeman does not pay for maintenance and snow removal of thealleyway between our property at 1603 Bridger Drive. This is covered by our HOA fees. If theintent of the property owner is to build housing on the back of the property with vehicleaccess, then I would expect that the city would cover the pro-rata cost of road maintenanceand snow removal for the portion of the alleyway between the Northview Street and the rear ofthe property. If the city decides to create an irregular island then the city needs to accept thefinancial responsibility to service the zoning island that they have created. Kid Safety It's a very tight space between our house and the alleyway. I'm opposed to anything that isgoing to create further traffic hazards to our kids and the other kids on our street. In Summary We are opposed to the annexation based on the stated goals of the City of Bozeman's Commission Resolution 5076. We are concerned that this will create a hazard for us, thefamilies and property owners backed up to the alleyway and the adjacent properties. Kindest Regards, Paul and Jennifer Whitaker
