Dear City of Bozeman,
I am writing in regards to Application 22247 (the proposed annexation of 1603 Bridger
Drive). As a property owner in the Mount Baldy Subdivision at 1505 Bridger Drive (within
200 feet of the property), I did not receive a notice in regards to the annexation. For this
reason and the reasons below, I protest the application.
I understand that the property owner, Per Hjalmarsson, wants to be annexed into the City of
Bozeman. In addition, the property owner’s intent is to change the zoning of this property
from R-S (Residential Suburban) to R-2 (Residential Moderate Density), allowing him tosubdivide the lots and build.
Allowing lots 19 and 20 to be annexed with the city and possibly upzoned, will open the
door to further residential buildings in this subdivision and more density.This is not in
keeping with the historical use of this land since it was subdivided in 1957.
With the Canyon Gate development being built adjacent to our property, I’m worried that
this annexation may ultimately lead to even more density in this area and most concerning,
even more traffic in our neighborhood and along Bridger Drive. Despite strong protestsagainst the Canyon Gate development, I was disappointed when the City Commission still
approved the subdivision. That subdivision will lead to thousands of extra cars travelingdaily along Bridger Drive and the surrounding streets. Allowing for annexation and upzoning
in the Mount Baldy Subdivision will contribute even more to this trend.
I have lived in the Mount Baldy Subdivision for over 10 years. In that time, I have witnessed
traffic along Bridger Drive increase astronomically. As it stands, crossing Bridger Drive on
foot to use the trail on the south side of Bridger Drive takes a significant amount of time to
cross safely. The road is becoming more dangerous for motorists, pedestrians, and for
wildlife.
I understand that the city is under pressure to accommodate a growing population.
However, this area of Bozeman is already going to be significantly impacted by the CanyonGate Subdivision. Allowing for more residential building in an area that historically wasn’t
intended for that use will further contribute to an existing problem.
I voice my strong opposition to this application and ask the city commissioners to consider
rejecting the owner’s proposal.
