Leapfrog growth does not apply just to urban sprawl. When a downtown-scale building leapfrogs out to residential neighborhoods, that is not desirable either. A large building has a huge impact on a residential neighborhood. Additionally, housing affordability is irreparably harmed. Once it becomes known that lotscan have accessory dwelling units, or be converted to apartment or mixed-use buildings, affordability in that neighborhood is gone. As more residents add ADUs, and developerscomb through the neighborhood looking for willing sellers, property values start going up. Before long, there are no affordable homes in the area. How will affordable homes bepreserved under such a scenario? These large leapfrog buildings will also adversely impact solar access. Access to solarpower is especially important in winter, when the Sun is low in the sky. If a large building was proposed south of my solar home, I would do everything in my power to stop it. Homeowners must know they will always have solar access if they choose to have that type of home. In the future, solar homes will be more common, as people finally realize how muchsense it makes to utilize the free energy from the Sun. With that in mind, City Planners must also start thinking about preserving solar access all around town. Please stop the leapfrog growth - at all levels! Please start preserving affordable housing and solar access! The times demand it. Jerry DiMarcoBozeman
