Good Morning,
We wish to comment on the proposed growth and addition of the West Park Neighborhood Application
22205 and 22178. Of greatest concern is the increased traffic, potential parking and its implications to
travel on Vaughn Drive and Laurel Parkway through The Lakes. The traffic study cites that approximately
35% of traffic will go north on Laurel once Phase 1 and 2 are complete, this will be a significant increase
in through traffic within The Lakes community. The safety of pedestrians and children are our greatest
concern. Additionally, living on Vaughn, there is concern that the extension from Its current east terminal
could create unanticipated traffic on the east aspect of Vaughn to access Laurel Parkway. The current
Vaughn Dr to the current east terminal, is narrow and will not be able to safely accommodate parked
vehicles and two way traffic, especially considering how Vaughn Dr narrows on the west end when it
meets Laurel within The Lakes. Furthermore, thru traffic from West Park to Laurel via the northern aspect
of Vaughn could potentially create safety and access concerns for emergency services and city services if
there is anyone parked on either side of the street. I realize that currently there is not a site map for phase
2, but if structures are placed on the Northern aspect of Vaughn there is potential for significant traffic to
travel Vaughn west to access Laurel. It may need to be considered in the future that traffic not turn left
onto Vaughn to exit the West Park Neighborhood into The Lakes, but rather will need to exit Vaughn to
the right within the West Park Neighborhood to access Laurel. Additionally, when planning Phase 2
consideration to building locations to direct the flow directly to Laurel Parkway or Babcock through the
Norton development might be helpful.
Within the traffic study it states that with development as proposed the traffic at Laurel and Durston
intersections will be met as they are built now. It is disappointing that a faded approach to density was not
utilized moving from the Lakes south toward Babcock and the distal aspect of the Phase 6 development.
This would have better blended the West Park Community and The Lakes. It also would have alleviated
some of the potential traffic moving north toward Dursten and sent it toward Babcock.
With regards to the parking lot in Phase 1, can it be considered that at the north aspect a grassy knoll,
fence or thick shrubs be planned to decrease headlight from parking cars into the homes on Vaugn Dr?
Additionally, the speed limit along Laurel next to the lakes and playground may need to be decreased to a
15 mph park limit.
Thank you for the consideration of the comments and concerns above. Additionally, thank you for the
open space planning that exists within the West Park Neighborhood and Norton Ranch.
