Re: Graf Street Apartments
This letter is in response to Item #39 of the City of Bozeman’s review comment
that requests verification that the traffic estimates used for traffic analysis within
the Traffic Impact Study (TIS) are consistent with the site Master Plan.
In reviewing and researching the number of units in the Master Plan and those in
the TIS, it was discovered that there was a discrepancy in the number of
apartment units contained in Table 2 of the TIS. Upon further research into the
discrepancy, it was discovered that an older table was inserted into the final TIS
report that was submitted in August of 2019. I have attached, the correct table
that is consistent with the text on page 9 of the TIS report. The site generated
traffic analysis, contained within the report, was based on the numbers contained
within the attached Table 2.
I apologize for the editing error that occurred in the final report document. I can
confirm that the site generated traffic volumes analyzed within the report are
consistent with the final Master Plan development.
