19th and Graf Apartment Homes Site Plan – Phase 2 Updated: June, 2022 Introduction The 19th and Graf Apartment Homes development (formally known as 2131 Graf) is a phased multi-family development consisting of a total of 460 units with a mix of 1, 2 and 3 bedroom units. The property is located at the northwest corner of Graf Street and South 19th Avenue in Bozeman. This development includes two phases, each of which are described further within the Graf Street Master Site Plan. Phase 1 is located in the northern half, consists of 195 units, and is under construction. The attached Phasing Plan illustrates this site further. This application is to propose Phase 2 of this project and is described further below. A concurrent plat application has been submitted to the City that will subdivide the Phase I and Phase II lots, dedicate the South 21st Street right-of-way, and the approved parkland. A copy of the preliminary plat has been included with this application. Phase 2 Information This application includes a total of 13.65 acres, located in the southern half of the 19th and Graf Apartment Homes Master Site Plan. The proposed unit count is 260, with 104 one-bedroom units, 121 two-bedroom units, and 35 three-bedroom units. There are four residential building types proposed, each described further within this narrative and in the Site Plan Coversheet. In addition to the above, there is a total of 341 surface parking stalls provided on-site, 90 garage stalls, 66 stalls in front of garages, and 62 on-street parking stalls. Also included with this phase are 16 outdoor bicycle parking stalls provided throughout the site and 55 covered bicycle stalls in Type B-ALT building, as shown on the site plan. The proposal also includes significant on-site open space amenities, as well as indoor amenities within the proposed clubhouse. Such amenities include common gathering spaces, fitness areas, an outdoor pool area, as well as a number of activity spaces throughout the development. Each dwelling unit will also be provided with a balcony or porch for residents. Park land dedication requirements were met with the Graf Street MSP entitlements and are being constructed with Phase 1. Project Type and Intent Four building types will be developed as part of the project: (1) a two story, 3 unit building with 7 attached garages
(Type A); (2) a three story, 32-unit building with 10 attached garages (Type B); (3) a three story, 30-unit building with
11 attached garages (Type B Alt); and (4) a three story, 32-unit building with 8 attached garages (Type C). The
units within the three story buildings would be accessed via external breezeways and the two story units would be accessed directly from outside.
Project Size and Calculation The site is located within the R-4 zoning district. The site area is 13.65 acres. At full development, the property will have exhibit a density of 17.47 units per gross acre.

Parkland Dedication The Graf Street development as met the park dedication requirement via combination of parkland dedication (via
a public park easement), improvements in-lieu, and cash in-lieu. Park dedication calculations have been
addressed as part of the overall Graf Street Master Site Plan and Graf Phase 1. In addition, the developer agrees to maintain the park. As such, a park maintenance agreement was provided as part of the previous
applications.
Site Improvements
As part of this development, the developer intends to construct the final improvements described in the Graf Street Master Site Plan. Such improvements are described further in the concurrent phasing narrative provided
with this application. Furthermore, the developer proposes to receive certificate of occupancies on a phased
basis for each of the buildings as shown in the attached concurrent report.
Sidewalks along 21st and Graf Street will be constructed with Phase II, as shown in the phasing plan provided
with the second submittal.
Stormwater Management
In order to efficiently address stormwater for the site and adjacent streets, the site will be graded to use a
combination of surface drainage, area inlets, and sub-surface stormwater chambers. A full stormwater report has
been included with this application.
Snow Storage
As shown on the associated site plan, there are snow storage areas that will be located predominantly on
overflow parking areas and areas with hardy landscape. Any excess snow that cannot be stored on-site will be removed from the site at the cost of the owner.
Project Schedule
The project is anticipated to commence in the Spring of 2023, and to be completed in Early 2025. Certificate of Occupancies are anticipated to commence in the Spring of 2024.
