NARRATIVE DESCRIPTION OF PROPERTY
The site consists of two historic architectural features: a residence built c. 1904 (F1) and a detached shed (F2) constructed at an
unknown date. It is located in the North Tracy Historic District (24GA0951) and is considered a non-contributing property to the
district. The site is located north of downtown on an interior lot, just north of the intersection of West Villard Street and North Tracy
Avenue. The Bozeman Medical Arts Center is to the south and Beall Park is one block to the east. The lot measures 70 feet across
and mature coniferous trees shade the southwest corner of the residence.
The site was previously recorded in 1984 by James R. McDonald Architects and was an "intrusive element within a potential historic
district" (McDonald 1984). McDonald noted, “This detached single-family residence has been resided and altered several times, to a
point that very little of the original house is evident. The frame construction is finished in white siding and sits on a concrete
foundation."
The property was updated in 1985 by Matt Cohen, who clarified that the house was a multi-family residence. Cohen recommended
it to be a non-contributing element of the North Tracy Historic District due to "extensive additions and alteration."
The site was updated again at an unknown, but presumed post-1985, date. It was described as follows:
"This detached two story multi family residence has a 'u' plan and a shed roofed front porch with two square pots. Multiple
additions have been added in various directions. The three bay facade is asymmetrical and consists of an off-center front metal and
glass main entry, with first floor: (1/1, 1/1) (1/1) windows; second floor: (1/1) (1/1) (1/1) (1/1) windows. The additional entries are at
the southeast corner facing north and the northeast corner facing east. The frame construction is clad in clapboard siding with
corner boards, and rests on a concrete foundation. All additions are clad in same. The gable and shed roof is covered by asphalt
shingles, has boxed eaves, and a central concrete block chimney. The main axis of the roof is parallel to the street. Outbuildings
include a shed to the west, with a shed roof, frame construction, and clad in vertical wood siding."
Metcalf staff revisited the site on September 6, 2022 and noted no significant changes since the last recording. The site is currently
described as follows:
The 1½ story residence has an irregular plan due to multiple additions; it rests on a concrete foundation. The exterior is mostly clad
in horizontal wood siding with vertical corner boards, an addition to the rear (west) elevation has vertical wood siding. The roof is
complex; the original roof, at the south end of the façade, is front-gabled, side gabled portions extend to the north and south, and
shed-style roofs cover a significant addition at the northwest corner, the porch, and smaller additions to the north and west
elevations. All roofs are clad in asphalt shingles. The slightly overhanging eaves are closed. A concrete block chimney extends from
the south roof slope of the original front-gabled roof.
The façade faces east towards N. Tracy Avenue. The primary entrance off-set to the south in the inset front porch. The porch is
sheltered under a shed roof supported by two, square wood posts. Immediately to the south is an additional entrance and to the
north is a pair of one-over-one lite windows. Above, under the front-facing gable are three, one-over-one lite windows. A louvered
vent is in the gable peak. To the north, the side-gabled addition supports a one-over-one lite window and an paneled vinyl entrance.
A one-over-one lite window is above in the second story.
The north elevation has a one-over-one lite window near the center of the first story and a set of three, one-over-one lite windows
at the west end. The second story has a one-over-one lite window at the east end, and two, one-by-one lite sliding windows near the
center of the elevation.

The west elevation has a set of wood stairs and a wood deck that allows access to an apartment entrance on the second story. Below
the deck is a one-over-one lite window with a wood surround and an additional entry with a paneled vinyl door, just to the south is a
one-over-one lite metal window. A shed-roofed addition is at the south end. The addition extends out slightly to the west from the
main portion of the residence and supports a pair of single-lite casement windows and a paneled vinyl entry, both with simple wood
surrounds. The second story features a pair of vinyl French doors and a one-by-one lite sliding vinyl window at the north end. Both
doors and the window accessed by the wood deck have metal awnings above. At the south end of the second story are two, one-
over-one lite windows.
The south elevation has two pairs of one-over-one lite windows at the west end of the first story. The second story has a pair of one-
over-one windows at the west end and a smaller, one-over-one lite window near the center of the elevation.
Feature 2 is a shed-roof outbuilding at the southwest corner of the property. The building is rectangular in plan and clad in vertical
wood siding with vertical corner boards. The shed roof is clad in corrugated metal sheets. The east-facing façade was not visible from
the public right-of-way. The north elevation has a one-by-one lite sliding window with a simple wood surround. The west elevation
has no fenestration. The south elevation has a one-by-one lite sliding window with a simple wood surround.
HISTORY OF PROPERTY

The property currently addressed as 405/407 North Tracy Avenue was platted on December 28, 1891, as Beall’s Third Addition.
William B. Bessey purchased this property from William and Rosa Beall on April 3, 1893. Bessey sold the property to the Knights of
Pythagoras with the Pythagoras Lodge No. 2 on March 12, 1896. The Knights of Pythagoras sold the property to Frank C. Jacobs on
April 15, 1902. By March 11, 1913, Frank C. Jacobs had expanded the property and owned Lots 17 and 18 along with the South 18
feet of Lot 16. Jacobs was a carpenter and most likely built the residence on this property.
Frank C. Jacobs was born in Proctor, Kentucky on May 26, 1845, to Nathan and Brilla Jacobs. He came to Bozeman, MT in
approximately 1898. He worked in contracting and carpenter work with partner, W. T. Brandenburg (Great Falls Tribune, 30
December 1930). Jacobs had married Mary P. Shepperd on September 5, 1870, in Pulaski, Kentucky (ancestry.com, 2016). Mary had
been born on April 19, 1848, in Somerset, Kentucky to Fountain and Elizabeth Shepperd (ancestry.com, 2017). In September of 1902
the Bozeman newspaper mentioned the wedding of Frank and Mary’s daughter, Fannie Jacobs, at this residence: "a very pretty
home wedding took place at the residence of Mr. and Mrs. Frank Jacobs on North Tracy avenue Thursday morning. The occasion
was the marriage of Miss Fannie Jacobs and Mr. William Cowan. The house was prettily decorated in honor of the event with sweet
peas, asters and potted plants" (The Butte Miner, 21 September 1902). Mary Jacobs died in this residence on November 20, 1925.
Frank Jacobs died in this residence on December 28, 1930, and was buried in Bozeman’s Sunset Hills Cemetery (ancestry.com,
2001). Frank Jacobs and family lived in this property from 1902 until Frank’s death in 1930. At that time, the property was transferred to his children, who then transferred or sold their shares in the property to Fannie Cowen, Frank and Mary Jacobs’
daughter who had been married in the house.
Fannie Cowen was born in Somerset, Kentucky on August 29, 1882, to Frank and Mary Jacobs (ancestry.com, 2017). She married
William Cowen on September 11, 1902, at this residence, as mentioned above. Fannie and husband, William did not live in this residence during ownership.
There were always at least two or three families living in in the 405 portion of this residence and one family living in the 407 section
of the residence. In 1931, Frank and Lula Nelson were living at 405 N. Tracy, along with Bert and Marie Mize (R. L. Polk & Co., 1931).
The Nelsons lived in this residence from 1931 until 1940. Frank "Doc" Nelson had been born in Central Park, Montana on January 11,
1867, to Lavina Ann Clark and John W. Nelson. His parents had arrived in Bozeman with one of the first wagon trains led by John
Bozeman (The Independent-Record, 11 June 1964). In 1881, Doc helped a man drive cattle from Spanish Creek to the Judith River
basin. On this trip, he met a young 16- or 17-year-old Charles M. Russell, before he became one of the most famous western artists.
Frank Nelson’s brother, Monroe "Beaver" Nelson, was the foreman of the Two Dot Wilson Cattle Company, so Frank Nelson
continued to make trips to the Judith River basin where he and Charles Russell worked in the same cattle outfit and became friends.

During this time, Charles Russell would sketch the daily happenings around him. In 1885, he captured an incident that involved
Frank Nelson. Frank Nelson described it later in his life, "[the horse] had been rode, as there was saddle marks over his kidneys, but
some breed had spoiled him, so he was hard to get on, and worse to stay on. The first time I tried him, he bucked me off and got
away. Beaver told me to let him alone, but when Beaver was away, I told Russell I was going to try that pony another time. Russell
grinned, and told me he would be a-watchin me. . . When I spun the bronc and tried to step on, he was headed right for the fire.
Three stiff-legged jumps put him right in it, and there was breakfast all over the prairie (Nelson, 2011)." Charles Russell immortalized
this moment in his painting, Bronc to Breakfast, which he completed in 1908. Frank Nelson quit his career as a cowboy in 1887,
marrying Lulu Cowan on November 24, 1892, in Middle Creek, Montana. Lula Lee Cowan was the daughter of Samuel N. and Nancy
Cowan (Nancy’s brother, William Cowan later married Fannie Jacobs Cowan). Frank Nelson is in the National Cowboy Hall of Fame in
Oklahoma City and in the Montana Cowboy Hall of Fame (montanacowboyhalloffame.org, 2021). Lula died on November 14, 1939,
and Frank died on June 10, 1964. They were buried together in Sunset Hills Cemetery in Bozeman. Frank’s headstone has an engraving of the Bronc to Breakfast Charles Russell painting (findagrave.com, 2022).
Frank and Lottie M. Chesnut purchased the property from Fannie Cowan on May 24, 1945. Frank Chesnut had been born on October
10, 1884, in Central Park, Montana. He married Lottie Barrick on November 7, 1905, in Bozeman. Lottie Barrick had been born on
May 18, 1886, in Iowa (ancestry.com, 2017). They farmed in the Gallatin Valley until 1944 when they moved into Bozeman and
purchased this residence (The Montana Standard, 15 November 1966). The Chesnuts did not live in this residence during ownership
but lived at 3 East Lamme instead (R. L. Polk & Co., 1944 to 1966). Frank Chesnut died on November 12, 1966 (ancestry.com, 2017).
Lottie Chesnut sold this property to Clifford and Jane Fulker on February 28, 1967.
Clifford Fulker was born on January 4, 1925, in White Butte, South Dakota, and May Jane Schwartz was born in 1931 in Fessenden,
North Dakota (ancestry.com, 2017). They were married on April 9, 1949, in Bozeman. After their wedding the young couple made
their home on a farm outside of Bozeman (The Montana Standard, 17 April 1949). They purchased this residence in 1967 and did
not live in the residence; they left it vacant (R. L. Polk & Co., 1967 – 1970).
The Fulker’s sold this property to William A. and Bettyann H. Phillips on August 13, 1969. They lived in the 405 section of the house
in 1971 and 1972, and remodeled the 407 section during this time. From 1973 until they sold the property in 1986, they rented both
the 405 and 407 sections of the house. During this time, there were a combined five apartments in the 405 and 407 sections of the
house (R. L. Polk & Co., 1969 – 1986).
William Phillips had been born October 8, 1938, in New York City and was raised in Hartford, Connecticut. He married Bettyann
Snipes on June 25, 1960, in Hartford. Bettyann had been born on September 29, 1942, in Hartford, Connecticut, where she
graduated high school in 1959 (Bozeman Daily Chronicle, 24 January 2017). The Phillips family came to Bozeman in 1969, and
purchased this property (Bozeman Daily Chronicle, 16 September 2007). William and Bettyann Phillips sold this property to MPM
Partnership c/o Lloyd N. Mandeville on October 16, 1986. MPM Partnership sold the property to Randall K. Grinalds on August 27, 1992. Grinalds transferred the property via a quit claim deed to Some Great Properties, LLC on September 20, 2013. On May 21,
2018, Some Great Properties, LLC sold the property to Lori J. Martindale, who is the current owner as of August 2022.

addition at the rear. Between 1904 and 1912, a square addition was added to the north side of the
residence which included a 1½-story and 1-story dwelling portion. The front porch was wrapped around
