HISTORIC PROPERTY/ARCHITECTURE DESCRIPTION PROPERTY TYPEii ARCHITECTURAL STYLE TIME PERIOD Historic Residence, Historic Apartment House I-House form Historic More Than One Decade ARCHITECT NAME/FIRM ARCHITECT CITY, STATE BUILDER NAME/COMPANY BUILDER CITY, STATE CONSTRUCTION DATE George Harrison Bozeman, MT George Harrison Bozeman, MT 1890 NARRATIVE DESCRIPTION OF PROPERTY The site consists of two architectural features: a residence constructed in 1890 (F1) and a modern shed (F2) likely constructed in the 1990s. The residence is located north of downtown on the southeast corner of the intersection of West Villard Street and North Tracy Avenue. The Bozeman Medical Arts Center is across Tracy Avenue to the west and Beall Park is one block to the east. The lot is 95 feet by 95 feet, and mature trees line the north property boundary along West Villard Street. The site was previously recorded in 1984 by James R. McDonald Architects, at which time it was considered a "contributing element within a potential historic district due to its association with the residential aspect of the Civic Phase of Bozeman's historic/architectural development" (McDonald 1984). The site was subsequently included in the North Tracy Avenue Historic District (24GA951) in 1987 as a contributing property. McDonald described the residence as follows: "This detached one-and-one-half story single-family residence has a rectangular plan with a hipped front porch, and a bay window on the side. The one-bay façade is symmetrical and consists of a central front entrance with 1/1 double-hung windows. The bearing wall construction is brick and features brick arches above the windows and sits on a rubble foundation. The gable roof is covered with green asphalt shingles and features a central gabled bay projecting towards the street flanked by two gabled dormers. There is a central brick chimney and another with a corbeled cap. The main axis of the roof is parallel to the street. Outbuildings include a barn." In 1985, Matt Cohen revised the site form (McDonald 1984). He described the residence as follows: "One of the most significant examples of the I-House building type remaining in Bozeman, this load bearing brick house was built by George Harrison, one of the several black residents of the city in the 19th century. Harrison, according to the 1892 city directory, was a stone mason who settled in Bozeman in 1876 from Utah, and roomed on Main Street. The narrow, eaves front, 1 1/2 story, 3 x 1 bay house has a single gable end bay window, typical of this building type. Although many houses of this type were built in Bozeman between about 1879 and the early 1890's, only a few remain intact today, and none built of brick remain, except for this one. The brick entry vestibule, an original feature, is unusual, as is the shingled, blind central wall dormer. The other I-House in the district, 411 N. Tracy, which is built of wood has two small gable dormers, like this house. The porch was added to the house around 1900, as shown on the Sanborn maps... The house appears to be individually eligible for National Register listing due to its architectural significance." A subsequent site update was made at an unknown date. It added additional details, noting a "T" plan, a one-story frame addition to the south, an attached carport to the east, arched one-over-one lite windows on the first floor, nine-over-one lite windows on the second floor, imbricated and diamond wood shingles in the gables, boxed eaves, two central chimneys, and globe finials on the apices of the roof. This recording also noted an outbuilding with a gambrel roof with frame construction and clad in vertical wood siding. Metcalf revisited the site in September of 2022 and noted some changes since the last recording. The site is currently described as a one-and-a-half story residence with a T-shaped plan and a concrete and rubble foundation. The exterior is composed of red brick; a small rectangular addition to the south elevation is clad in horizontal wood siding. The main roof is steeply pitched and cross-gabled, while the addition on the south elevation has a shed roof, and a carport off the east elevation is covered by a hipped roof. All roofs are clad in asphalt shingles. The west-facing façade has three gabled dormers, each with a decorative globe finial. Two brick chimneys extend from the roof. The facade faces west toward N. Tracy Avenue. A hipped roof porch shelters the primary entrance which is centered in the elevation. The porch is supported by four square wood posts with decorative wood brackets. The primary entrance located within an entry vestibule that extends out the west from the remainder of the elevation, the entrance is a paneled wood door with an oval inset lite and a transom above. On the north and south elevations of the vestibule are one-over-one lite wood windows with wood sills and arched brick surrounds. Above, the north and south dormers have original leaded nine-over-one lite wood windows with wood sills. All three gable peaks feature decorative wood shingles. The gable end of the north elevation has two, one-over-one lite vinyl windows with wood sills and arched brick lintels: one on the first story and one on the second story. Above, the gable peak has a triangular louvered vent and decorative wood shingles. The east portion of the north elevation has a one-over-one window with wood sill and arched brick lintel and a one-by-one lite sliding window with brick sill. Above, the second story has a one-over-one lite vinyl window with a brick sill and arched lintel and a single-lite vinyl casement window with a brick sill. The east elevation supports a hipped roof carport on the first story supported by four square wood posts. At the south end, within the frame addition is an additional entrance and an eight lite vinyl window. Above, the second story has a one-over-one lite vinyl window with wood sill and arched brick lintel. The south elevation has a frame addition at the east end. The frame addition supports a single-lite vinyl window and an six-lite vinyl window. On the main portion, west of the addition is a pair of modern French doors set in an opening with an arched brick lintel. At the west end of a three-bay canted window, with each side supporting a one-over-one lite vinyl window with wood sill and arched lintel. Above, the east end of the second story has a pair of one-over-one lite vinyl windows set in a gabled dormer. The dormer has square wood shingles. To the west is a single-lite vinyl casement window with brick sill and a one-over-one lite vinyl window with wood sill and arched lintel. The west gable end has a triangular louvered vent and decorative wood shingles. Feature 2 is a modern shed at the southeast corner of the property. The shed is L-shape in plan due to a small addition on the southeast elevation. The shed supports a gable roof clad in asphalt shingles. The exterior is clad in a mixture of vertical and horizontal wood siding with vertical corner boards. An open porch, sheltered under the gable roof and supported by three wood posts, runs along the northwest-facing façade. The façade supports a cross-braced wood door and a four-lite wood window with wood surround. The northeast elevation has a single-lite, fixed wood window with wood surround. The southeast and southwest elevations have no fenestration. HISTORY OF PROPERTY (compiled by Crystal Alegria, The Extreme History Project, Bozeman, MT) The property currently addressed as 322 North Tracy Avenue is in Beall’s Second Addition, platted by William J. Beall on June 8, 1885. The site is associated with Bozeman’s historic African American community. The residence on this property was built by George W. Harrison in 1890. Harrison was born in Utica, New York in c. 1857. He arrived in Bozeman, MT in 1876 according to the 1892-3 City Directory (R. L. Polk & Co., 1892). Like many others, he came west to Montana Territory for opportunity. Harrison, a black man, joined a small African American community in Bozeman that was growing in the late nineteenth century. Bozeman’s black community at this time consisted of the Rogers/Barnes family who lived on North Black Avenue, the McDonald family consisting of Richard and Mary McDonald and their children who lived at 308 South Tracy Avenue, and the Samuel Lewis family who lived at 308 South Bozeman Avenue. A few years after Harrison’s arrival in Bozeman, he began purchasing property and building residences on the lots. In November of 1879 he purchased two lots in the 100 block of South Tracy Avenue from William W. Alderson. He sold this property eight months later, making a $90 profit. The profit was possibly due to Harrison constructing a residence on the property. The 1889 Sanborn Map shows a one-story dwelling with a centered front porch, which was most likely built by Harrison when he owned the property (Kramer, 2014). In 1880, Harrison purchased two lots in the 100 block of West Mendenhall Street, paying $135. Harrison used this property as collateral for several mortgages, selling it in 1889. The 1889 Sanborn Map shows a one-and-one half story residence there, arranged in a T-shape, with the top of the T extending parallel to the street, and a centered front porch (Sanborn Map, 1889; Kramer, 2014). The dwelling on this property was most likely built by Harrison, and we see a pattern in his building with a T-plan design emerging. In the deed language, Harrison agrees that there "shall be built on said lot a neete frame house, and no loge house to be built thereon by any one (Deed 4/48)." A residence was built on the property prior to 1904, most likely by Harrison, with the address of 407/409 North Black Avenue. This residence was demolished in 2010 (Kramer, 2014). In February of 1887, Harrison purchased lots 15 and 16 in Block D of Beall’s Second Addition from William Beall for $300 (the current property). Within the deed record it was noted, "As part of the consideration for the above lots [Harrison] agrees to erect on said lots a neat cottage residence" (Deed 6/635). Harrison expanded this property by purchasing Lot 14 from Beall in 1888 for $150. He added to this property again on April 7, 1890, when he purchased lots 12 and 13 in Block D from Beall for $275. The residence on this property was most likely constructed by Harrison in 1890 according to the Sanborn Insurance maps (Sanborn 1890, 1891; Kramer, 2014). The brick residence conforms with Harrison’s T-plan, with the top of the T running parallel to the street, and a centered porch on the front of the house (Kramer, 2014). The 1891 Sanborn maps shows a small, shed structure in the northern rear of the lot. In 1904, the Sanborn map shows it had been replaced with a larger stable building that is addressed as 322 ½. In 1904, there has been an addition to the south side of the house and a porch added to the entire front of the house. In 1898, George Harrison married Hannah Robinson in Butte, MT. The marriage announcement in the Anaconda Standard newspaper said of Harrison, "Everyone in town knows George Harrison . . . George has been in Bozeman and Montana for a great many years and is quite well fixed, owning several houses and other valuable property . . . " (Anaconda Standard, 11 Dec 1898). The marriage did not last long. George Harrison sued for divorce in 1900, stating abandonment as the cause (Ancestry.com, 2016). The life of George W. Harrison becomes hard to follow in the historical record after the late 1890s. George W. Harrison’s legacy in Bozeman can be seen through the residences he built while living there from 1876 until the late 1890s. The residence on this property is most likely the last of the remaining homes Harrison built in Bozeman, the others having been demolished. The house on this property likely represents his finest work. George Harrison was a noted member of the Bozeman community and interacted with many of Bozeman’s founding members, including William Alderson and William Beall. In 1900, there were three families living in this residence according to the census record. The first was Frank and Mary Jacobs with their four children and one nephew, Will Haley. The second family consisted of James and Sarah Latte and their two children. The third family was Ernest and Elizabeth Rose. They had a roomer living with them by the name of Edna Richmond (Ancestry.com, 2004). On August 12, 1912, George W. Harrison transferred this property to William and Elizabeth M. Haley in an Assignment of Bond for Deed that included Lots 14, 15 and 16 of Block D of Beall’s Second Addition. William Haley was born in Pulaski, KY in 1882. He married Elizabeth Kopp in Bozeman, MT on June 28, 1904 (Ancestry.com, 2016). Elizabeth Kopp was born in 1884. William Haley had lived in this residence as a youth around 1900, with his aunt and uncle, Frank and Mary Jacobs. While living here, William Haley worked as a butcher for the Haley and Kopp Meat Market located at 32 East Main Street in Bozeman (R. L. Polk & Co., 1914, 1916). By 1920, William and Elizabeth lived on a farm in Rea, MT (Ancestry.com, 2010) and others were living in the residence, including John and Edna White. Also living here in 1920 were Irene McDonald and Thomas McDonald, sister and brother of John White. On March 8, 1920, James Cordry purchased this property from William Haley. James and Ida Cordry lived in this residence from 1920 until James’ death in 1927 and Ida’s death in 1939. James Cordry was born in Missouri on May 31, 1859. He grew up in Missouri, coming to Montana in adulthood in 1886, first settling in Helena, MT and then in the Gallatin Valley on a ranch a few miles north of Bozeman in 1888. James married Ida May Barton on May 4, 1892 in Quincy, IL. Ida came to Montana to live after their wedding, settling on the ranch. In 1920, due to health reasons, the couple moved into town and purchased this property on March 8, 1920, from William and Elizabeth Haley. James Cordry died here on January 12, 1927, and his funeral services were held in the home (The Windsor Review, 1927). Ida lived in this house until her death in 1939. According to the 1930 census, Ida was the only person living here then, indicating she had done away with the apartments or multiple family living accommodations within the residence in her later years in the house (Ancestry.com, 2002). Ida Cordry died here on October 9, 1939 (Ancestry.com, 2017). Robert and Queenie Armstrong purchased this property and lived here in 1942. Robert worked as a salesman (R. L. Polk & Co., 1942). She lived in the residence from approximately 1944 until her death in 1955. Bertha Swingle had been born in September of 1889 in Prairietown, IL. She came to Montana with her parents in 1914. The family homesteaded near Roundup, MT. She came to Bozeman in1926. While living in this residence, she was employed by the Cooperative Creamery. During her time in Bozeman, she also worked at the Bozeman Deaconess Hospital. Bertha Swingle died in 1955 in this residence. She is buried in Bozeman’s Sunset Hills Cemetery (The Montana Standard, 15 February 1955). Esther O. Petersen, the daughter of Bertha K. Swingle, came to own this property on October 5, 1956. Esther graduated from Gallatin County High School and from the Bozeman Deaconess Hospital School of Nursing, where she worked as a supervisor for several months before entering the Army nurse corps in 1943. She was in Army service for two and half years and spent twenty-six months in the South Pacific with the 31st General Hospital. Esther Swingle and Harry Petersen were married in Bozeman, MT on June 15, 1946 (The Montana Standard, 16 June 1946). Harry Petersen entered the Army in 1942 and served with the 94th infantry division in the European theater. He attended Montana State College (later Montana State University) and at the time of his wedding to Esther was employed by the Hoag Transfer Company in Bozeman. While living in this residence, Harry worked as a custodian at Montana State College. Harry and Esther Petersen lived in this residence until shortly after Esther’s death in 1975. Harry Petersen sold this property to Drs. Peter J. Townes and William J. Peters on January 25, 1977. Drs. Peter J. Townes and William J. Peters sold the property to the Bozeman Medical Arts Center in 1983. It was sold to David W. Vaughan on September 12, 1990, who sold the property to Benjamin J. White and Cathy Kohler on February 4, 1994. Benjamin White sold the property to Kyle C. Bajakian and Sabrina Husain Bajakian. On July 14, 2006. Kyle and Sabrina Husain Bajakian sold the property to Craig and Jennifer Borresen Lee on September 28, 2012, and they are the current owners in August of 2022. 322 North Tracy City Directory Listings 1900 – James Latta 1902 – James Latta. By 1904, a frame porch was added across the west-facing facade and another porch added to the south elevation of the frame addition. As of 1912, the porch on the south elevation had been enclosed and a half-story had been added to the entire east addition; it remained classified as wood frame, but the current homeowners suspect it may have been brick. A small entry porch was also present at the southeast corner of the residence. By 1927, the small porch on the southeast had been enlarged to the west, creating the footprint that is present today. Based on photographs in the possession of the homeowners, the porch was probably enclosed in the 1950s or 1960s, when Esther (Swingle) Petersen owned the property. A driveway and carport were added to the east end of the east addition, possibly in the late 1990s. Between 1983 and 2012, most of the original windows were replaced with vinyl windows and the porch railing was removed. A pair of 1/1 windows on the south elevation of the 1891 addition was replaced in 2015 with a modern French door to access the side yard. The 1891 Sanborn map also shows a small, shed structure in the northern rear of the lot. In 1904, the Sanborn map shows it had been replaced with a larger stable building that is addressed as 322 ½. The current owners have been told the shed in the side yard (Feature 2) and a fence along the driveway were built from wood from the older building when the lot was subdivided in the late 1990s and the building was torn down.
