NARRATIVE DESCRIPTION OF PROPERTY
This site consists of one historic architectural feature: a residence built c. 1910 (F1). A detached garage (F2) is located off the
southwest corner of the residence and was constructed c. 1975. The residence is located north of downtown along Bozeman
Avenue, between East Peach Street and East Short Street. Beall Park is a half block to the south. The lot is 70-feet across; a mature
coniferous tree shades the east-facing façade and mature trees line the west and south property boundaries.
The site was previously recorded in 1984 by James R. McDonald Architects and was a "neutral element within a potential historic
district" (McDonald 1984). McDonald described the residence as follows:
"This detached one-story single-family residence has a rectangular plan with a shed-roofed addition to the rear, and a hipped-roof
open front porch. The one-bay façade is asymmetrical and consists of an off-center glass-paned front entrance flanked by two
windows, one double-hung 1/1 window, the other fixed with a stained-glass transom. The porch roof is supported by four posts. The
frame construction is finished in asbestos shingles and rests on a rubble foundation. The gable roof is covered with grey-pink asphalt
shingles and features boxed, overhanging eaves. There is one central brick chimney. The axis of the roof is perpendicular to the
street. Outbuildings include a garage."
Metcalf staff revisited the site on September 8, 2022 and noted some changes since the previous recording. The residence is
currently described as follows:
The single-story residence rests on a stone foundation and is T-shaped in plan due to an addition to the rear (west) elevation that
extends out slightly to the north and south from the original portion. The exterior is clad in horizontal wood siding with vertical corner boards. The roof of the main portion is front gabled, and the rear addition has a hipped roof; both are clad in asphalt
shingles. The slightly overhanging eaves are closed with a metal soffit. A metal stovepipe extends from the south roof slope.
The façade faces east towards N. Bozeman Avenue. The primary entrance is accessed via a large wood porch with simple wood
railings. Part of the porch is sheltered under a hipped porch roof which is supported by four, square wood posts. The entrance is a paneled vinyl door with nine inset lites. To the north of the entrance is a pair of one-over-one lite vinyl windows with a simple wood
surround. South of the entrance is a one-over-one lite vinyl window and a single-lite fixed window, both within a simple wood
surround. A metal louvered vent with a simple wood surround is in the gable peak.
The south elevation has two, one-over-one lite vinyl windows with simple wood surrounds on the main portion of the residence.
The rear addition has two, one-over-one lite vinyl windows with simple wood surrounds. Two rectangular openings are visible along
the foundation.
The rear addition supports several one-over-one lite vinyl windows and an additional entrance with a paneled vinyl door. The
elevation was partially obscured by vegetation at the time of survey.
The north elevation has three, one-over-one lite vinyl windows with simple wood surrounds; two are located on the rear elevation
and one on the main portion of the residence. Two rectangular window openings are visible along the foundation.
Feature 2 is a two-stall, detached garage located off the southwest corner of the residence. The garage is rectangular in plan,
supports a front-gabled roof, and has a concrete foundation. The exterior is clad in horizontal wood siding with vertical corner
boards. The east-facing facade has two, wood-paneled overhead doors, each with two inset lites. The south elevation has two
windows of an unknown type. The west elevation has two, six-lite wood windows, one in the lower story and one in the gable peak.
The north elevation was not visible from the public right-of-way.

HISTORY OF PROPERTY
The property currently addressed as 517 North Bozeman Avenue is in Beall’s 2nd Addition, platted on June 3, 1885 by William J.
Beall. The builder and designer of the residence are unknown. Between 1936-1944, the site was associated with a first-generation
European immigrant.
Hyrum Olesen purchased this property from Joseph and Rachel Lindley on March 19, 1904. Hyrum Oleson had been born in Gunnison, UT and came to the Bozeman, MT area in 1884. He married Jessie E. Webster in Bozeman in 1889 (The Independent-
Record, 12 September 1947).
Olesen sold this property to W. A. and S. E. Bohart on May 24, 1906. William O. Bohart had been born on January 3, 1877, in Paris,
MO. He came to the Bozeman area as a youth and attended Montana State Academy in 1897. William married Margaret Ellen
Johnston on October 26, 1904, in Marysville, MO. William was responsible for bringing the first Brown Swiss cattle to the Gallatin
Valley. He was also involved in the organization of the Bozeman Country Club, the Baxter Hotel, and the Bozeman Deaconess
Hospital. While living in Bozeman, he operated a meat market with his son, W. P. “Bill” Bohart for many years. Margaret died in
1947 and William died in 1961 (Great Falls Tribune, 27 October 1961).
W. A. and S. E. Bohart sold the property to Richard F. Bohart on April 2, 1907. Richard Frank Bohart had been born on July 29, 1872,
in Graham, MO to Peter and Fanny Bohart (Findagrave.com, 2022). Richard Bohart worked in real estate in Bozeman. Richard
married Effie Talbott on November 26, 1906. Effie Talbott Bohart had been born on December 18, 1875, in Graham, MO. Richard
died on March 30, 1941 in an auto accident (The Billings Gazette, 01 April 1941), and Effie died in 1949 (The Salt Lake Tribune, 22
October 1949).
Richard and Effie Bohart sold the property to J. E. Cudney on April 12, 1911. The Commercial National Bank purchased the property
from J. E. and Susie Cudney on June 6, 1911. The Commercial National Bank of Bozeman sold the property to Ruby Bohart on
October 27, 1913. Ruby May Bohart had been born on March 28, 1879, in Kansas, to Peter and Fanny Bohart. She was the sister of
William Bohart and Richard Bohart, who both previously owned this property. She served during the first World War as a nurse at
the Naval Hospital in Puget Sound, WA from September to November of 1918 (Ancestry.com, 2019). Ruby Bohart died on May 9,
1963, in Bremerton, WA. She was buried in Bozeman’s Sunset Hills Cemetery (Findagrave.com, 2022). Ruby May Bohart sold the
property to her niece, Ruby (Bohart) Bliler on October 18, 1923. Ruby Eldine Bohart had been born on September 1, 1897, in
Bozeman to Freeman Bohart and Carrie Sagner Bohart. Ruby married William S. Bliler on September 24, 1920, in Bozeman, MT.
Ruby died on July 7, 1994 in Bozeman and was buried in Bozeman’s Sunset Hills Cemetery (Findagrave.com, 2022).
Clarence A. and Isabell R. Hensler purchased this property from Ruby Bliler on March 15, 1929. Clarence and Isabell lived in this
house during ownership, while Clarence worked at the Bozeman Canning Company (R. L. Polk & Co., 1929 to 1936). The Henslers
sold the property to Sebo Baker on April 1, 1936.
Sebo Baker had been born in Hollands’ Kroon Municipality, Noord-Holland, Netherlands on May 27, 1882. He came to America and
the Gallatin Valley as a youth, settling in this country in 1906. He married Ethel Robinson on February 21, 1926, in Bozeman. While
living in this residence, Baker worked at the Gallatin Brewing Company as a laborer, as a custodian at the Willson Company, and as a
custodian at the post office. Sabo Baker died on December 27, 1944 (R. L. Polk & Co., 1938 to 1944; The Independent-Record, 29
December 1944).
The property was transferred to Matilda Ethel Baker, the wife of Sebo Baker, on June 29, 1944 via a warranty deed. Matilda had
been born as Ethel Goldsby in Johnson County, Nebraska. She married Theodore A. Robinson in Lincoln, NE in 1904. They came to
Montana in 1910 and settled in Drummond, MT, where Theodore Robinson died in 1915. Ethel married Sebo Baker in 1926. After
Sebo Baker’s death in December, Matilda Baker sold the property to Walter T. and Bertha L. Ritter on January 26, 1945. Ethel Baker
died shortly thereafter on December 19, 1945 (Findagrave.com, 2022).
Walter T. and Bertha Ritter lived in this house during ownership. Walter worked as a building superintendent at the Commercial
National Bank building in Bozeman, and then as a farmer from 1954 to 1959. The couple then owned Walt’s Repair Shop from 1961
to 1971, when they retired (R. L. Polk & Co., 1947 to 1971). Walter died on February 4, 1972. Bertha continued to live in this
residence almost until her death on January 4, 1994 (Findagrave.com, 2022).

Bertha Ritter sold this property to Eleanor J. Lee on March 21, 1991. Eleanor Lee died in 1996. The property was transferred to
Ginger Lee on February 24, 2005. On June 15, 2021, Nathan and Stephanie Fisher purchased the property from Ginger Lee; they are
the current owners as of August 2022.

Addition/alteration The 1912 and 1927 Sanborn maps show a small free-standing structure, possibly a shed, on the north
side of the lot, and a stable at the rear of the lot. Neither structure is extant.
Between 1983 and 2022, an addition was added to the west elevation, the front porch was enlarged, and
wood windows replaced with vinyl windows. In addition, the pattern of fenestration on the south and
east elevations has been altered. Asbestos exterior cladding was replaced with horizontal wood siding,
and the asphalt shingles were replaced.

Sect. 38.700.090 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion on the NRHP
or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The property is not
within an existing historic district, and additional research is needed to evaluate the historic district potential of the neighborhood.
The property has therefore not been evaluated in reference to its contribution to a potential historic district.

Nearby modern construction has the potential to impact integrity of setting within a historically working class neighborhood.
