NARRATIVE DESCRIPTION OF PROPERTY
This site consists of two historic architectural features: a residence built between 1891 and 1904 (F1), and a detached garage built in
1963 (F2). The residence is a modest single-story, wood-framed vernacular-style residence with a cross-shaped plan. The site is
located north of downtown, near the intersection of East Villard Street and North Bozeman Avenue. Beall Park is across the street to
the west. The residence is on a 70-foot lot; mature trees shade the northwest and southwest corners of the property.
The site was previously recorded in 1984 by James R. McDonald Architects and was considered a "neutral element within a potential
historic district" (McDonald 1984). McDonald described the residence as follows:
"This detached one-story single-family residence has an L-shaped plan with a slightly gabled roof over a stoop in the interior joint of
the ell. The two-bay façade is asymmetrical and consists of an offset front entrance with a fixed window in the other façade. The
frame construction is finished in asbestos shakes and rests on a concrete foundation. The gable roof is covered with green asphalt shingles and features boxed, overhanging eaves. There is one central brick chimney. Outbuildings include a garage."
Metcalf staff revisited the site on September 8, 2022 and noted no significant changes since the 1984 survey. The site is currently
described as follows:
The single-story residence is cross-shaped in plan. The exterior is clad in asbestos shingles. The roof is cross-gabled and clad in
asphalt shingles. A brick chimney is visible near the centerline of the roof.
The west-facing façade supports the primary entrance in the interior joint of the ell formed by the cross-shaped plan. The entrance is
a paneled wood door with an inset lite. The entrance is sheltered under a hipped porch roof which is supported by one turned wood
post. To the north is a single-lite vinyl window with a transom above. The window has a simple wood surround.
The south elevation has two, one-over-one lite wood windows set in simple wood surrounds.
The east elevation was not visible from the right-of-way.
The north elevation has an additional entrance at the east end; the entrance is sheltered under a shed-style porch roof supported by
two square wood posts. To the west are a pair of four-lite wood windows and two, one-over-one wood windows, all are set in simple
wood surrounds.
Feature 2 is a detached two-stall garage partially visible from the public right-of-way. The garage has a rectangular plan, front-gabled
roof, and is clad in wood panels. The west-facing facade has two overhead doors set in simple wood surrounds; the doors are
accessed by a gravel drive along the north property boundary. The top several feet of the north elevation supports angled vertical
wood pieces that connect the main portion of the elevation to the overhanging eaves. The north, east, and south elevations were
not visible from the right-of-way.
HISTORY OF PROPERTY

The property currently addressed as 402 North Bozeman Avenue is in Beall’s First Addition, surveyed on December 5 & 6, 1870 by
Samuel Reed as Beall’s Addition. The designer and builder of the residence are unknown. The residence is associated with several
first-generation European immigrants.
Martha F. Grey purchased this property from Bert and Bessie F. Vaill on April 4, 1890. Martha Grey had been born in Kirksville, MO

on August 22, 1863. She came west and settled in the Reese Creek area. She married John Grey on March 29, 1879, in Gallatin
County, MT (Ancestry.com, 2016). John Grey had been born on March 8, 1849, in Limerick, Ireland. He had an adventurous young
life, traveling around the world as a cabin boy on an English man-of-war ship. He also accompanied a whaling expedition to the
North Sea. At the age of fifteen years, he docked in San Francisco and joined a hunting expedition to Montana Territory, arriving in
the Gallatin Valley in 1863. He settled in the valley, working as a freighter and stockman. In 1872, he purchased a ranch on Reese
Creek in Gallatin County where he and Martha lived after their 1879 marriage and raised their family. In 1889, they moved into
Bozeman where John Grey became a broker focusing on mining and real estate (Ancestry.com, 2005). John Grey died on September
10, 1895 (Findagrave.com, 2022). After the death of John Grey, Martha married Henry Cowherd on August 11, 1897, in Bozeman,
MT (Ancestry.com, 2016). Martha, Henry, and her children lived in the dwelling immediately north of this residence, at 406 North
Bozeman, during the years 1902 to 1916 (R. L. Polk & Co., 1902 to 1916). They did not live in this residence during ownership. Henry
and Martha divorced in 1906 (The Butte Miner, 25 December 1906), and Martha sold this property in 1907.
Martha Cowherd sold this property to Frances A. Richards on September 2, 1907. Frances A. Richards lived in the residence on this
property during ownership from 1907 until she moved to Lewistown, MT and sold the property to Mrs. Nillie Frances Browner on
April 4, 1910 (R. L. Polk & Co., 1908, 1910). Nillie Frances Browner and William Browner owned the property for five months before
it was purchased by B. B. Law on September 19, 1910. B. B. Law was a county attorney at this time, and quickly sold the property to
White Calfee on October 24, 1910. White Calfee sold the property to Thomas and Bell Orr on December 10, 1910.
Thomas Orr was born in Plains, Scotland on December 11, 1873. He came to the United States in approximately 1890 with his
father. They settled in Timberline, MT. He married Isabelle “Belle” Taylor on December 24, 1896, in Timberline. Thomas Orr was a
miner and worked in mines in Storrs, Trail Creek, Chestnut, Carbonado, Belt and Klein – all located in Montana (The Billings Gazette,
20 January 1941). The Orr family did not live in this residence during ownership.
In 1912, Frank and Minta Gilbreath were living at 402 N. Bozeman. Frank worked as a bartender and Minta was a clerk at the Golden
Rule department store on Bozeman’s Main Street (R. L. Polk & Co., 1912).
Thomas and Belle Orr sold the property to White Calfee on September 9, 1915. White Calfee quickly resold the property to E. G. B.
Hill on September 18, 1915. E. G. B. Hill was born on April 22, 1847, in Sharpsburg, MD to Joseph and Mary Catherine Hill. E. G. B.
and Lizzie A. Smith were married on October 15, 1871, in Duncannon, PA (Ancestry.com, 2011). They moved to Montana in 1889
(Great Falls Tribune, 04 December 1930). While living in Bozeman, E. G. B. worked as a Northern Pacific locomotive engineer. He
was an engineer on the Rocky Mountain Division of the Northern Pacific Railroad from 1888 to 1922, when he retired. He served as a city commissioner and as mayor of Bozeman from 1928 to 1929 (The Billings Gazette, 01 March 1935). While owning this
residence, the Hill family lived at 211 N. Church Avenue in Bozeman (R. L. Polk & Co., 1914, 1916, 1918).
In 1916, Fred Corwin was living in the residence on this property. He was a farmer (R. L. Polk & Co., 1916).
John Lewis and William H. Lanier received this property via a quit claim deed from E. G. B. and Lizzie Hill on March 27, 1918. In 1920,
Matilda Lewis along with her son, John Lewis and grandson, Harrison Lanier were living in the residence. While residing in this
residence, John Lewis worked as a laborer and as a porter (Ancestry.com, 2010; R. L. Polk & Co., 1922).
John W. Lewis and Harry (aka Harrison) and Sabra Maude Lanier sold the property to Nellie B. Ellickson and Fred M. Ellickson on July
19, 1923. Nellie Ellickson lived in this residence with husband, Joseph Ellickson and son, Fred Ellickson. Nellie Ellickson had been
born on June 22, 1866, in Ionia County, MI. She came to Bozeman in 1889 with her brother, Fred Brown. She married Joseph
Ellickson in 1891. Nellie died in 1925 of heart trouble (The Billings Gazette, 26 April 1925). Joseph, Nellie’s husband, worked as a
printer in the mechanical department of the Chronicle Publishing Company. The Ellickson family lived at this residence during
ownership. After Nellie’s death in 1925, Joseph and Fred continued to live in the residence until Joseph remarried in 1928 (R. L. Polk
& Co., 1925, 1927). On May 20, 1931, Fred and his wife, Mary Ellickson, transferred ownership of the property to Lulu Knudsen,
Nellie Ellickson’s daughter (and Fred’s sister).
Lulu and Chris Knudsen owned the property for almost a year, living there during ownership with their three children (R. L. Polk &
Co., 1931). They sold the property to Bessie Hoppe on May 6, 1932.

Bessie Chesnut (also spelled Chestnut) was born in Central Park, MT on August 11, 1896. She attended school in Belgrade, MT
before moving to Bozeman. She married Lester Hoppe on April 3, 1923, in Bozeman. Lester died on January 18, 1932 (Great Falls
Tribune, 19 January 1932). Bessie purchased this property after Lester’s death. During ownership, Bessie’s family, including Sam and
Eliza Chestnut, and Frank and Lottie Chestnut, lived in the residence (R. L. Polk & Co., 1933). Bessie married Ross Ego in Livingston,
MT on November 9, 1937. Shortly after their marriage, the couple moved to Butte, MT (The Montana Standard, 14 October 1956).
Bessie had sold the property to Roy L. Harrison on April 15, 1937.
Roy L. Harrison had been born on April 8, 1883, in Kentucky (Ancestry.com, 2022). Mary Harrison had been born in Belgrade on
November 11, 1889 (The Montana Standard, 03 June 1963). Roy and Mary lived in this residence for two years during ownership.
Roy worked as a mail carrier (R. L. Polk & Co., 1934, 1937).
The Harrison’s sold the property to Charles James and Elizabeth Ann Buzzetti on October 6, 1937. Charles Buzzetti had been born in
Genoa, WI on December 23, 1872. He married Ann Collins in Brainerd, MN on February 9, 1897, and they came to Montana in 1898.
Charles worked as a railroad telegrapher until 1905. Charles then operated a store in Fromberg, MT until 1923 when he became a
cashier at the Clark Fork Valley Bank. He retired from the bank in 1938 (The Billings Gazette, 18 April 1941). Ann Buzzetti had been
born on December 16, 1877 in Wisconsin and attended school in Minnesota. After the death of Charles in 1941, she married Samuel
M. Morrow in Fromberg in 1946 (The Billings Gazette, 19 September 1961).
Elizabeth Ann Buzzetti sold the property to Johnny and Laura C. Apperson on May 14, 1941. Laura Apperson had been born in
Bozeman on January 23, 1913 to Kristi and Lewis Johnson. She attended grade school at Fort Ellis near Bozeman and graduated from
Gallatin County High School in 1931. Laura married John Apperson in 1937 in Livingston. Laura Apperson worked for twenty years as
the circulation clerk for the Bozeman Daily Chronicle. Laura Apperson died on November 27, 2004 (Findagrave.com, 2022). Johnny
and Laura only lived in this residence in 1942 (R. L. Polk & Co., 1942). John Apperson had been born on October 14, 1907, and he
died on October 15, 1981 (Ancestry.com, 2001).
The estate of Laura Apperson sold this property to Terri Lynn Bradley on July 25, 2005, in a deed of distribution. Terri Lynn Bradley
sold the property to Ben S. and Sarah G. Alexander on August 22, 2005. Ben and Sarah Alexander are the current property owners as
of August 2022.

ELIGIBILITY STATEMENT (continued): Sect. 38.700.090 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion on the NRHP
or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The property is not
within an existing historic district, and additional research is needed to evaluate the historic district potential of the neighborhood.
