HISTORIC PROPERTY/ARCHITECTURE DESCRIPTION PROPERTY TYPEii ARCHITECTURAL STYLE TIME PERIOD Historic Residence, Historic Apartment House I-House form 1880-1889 ARCHITECT NAME/FIRM ARCHITECT CITY, STATE BUILDER NAME/COMPANY BUILDER CITY, STATE CONSTRUCTION DATE Unknown Unknown Unknown Unknown 1886-1889 NARRATIVE DESCRIPTION OF PROPERTY This site consists of three historic architectural features: residence built between 1886 and 1889 (F1) and modern two sheds (F2 and F3) constructed at unknown dates. The property is located three blocks north of Main Street on the northeast corner of the intersection of North Bozeman Avenue and East Beall Street. Beall Park is one block to the north. The lot measures 50 feet along North Bozeman Ave and 130 feet along East Beall Street; vegetation at the site includes mature trees and bushes along the east and west street fronts which obscure views of the residence and outbuildings. The site was previously recorded in 1984 by James R. McDonald Architects and considered to be a neutral element within a potential historic district (McDonald 1984). McDonald described the residence as follows: "This detached two-story single-family residence has a rectangular plan with gable roof over the stoop and an addition to the rear. The one-bay façade is symmetrical and consists of a central glass-panes entrance flanked by two fixed windows with a 2/2 sash arrangement. There are three double-hung 1/1 windows on the second story. The frame construction is finished in Masonite and rests on a concrete foundation. The gable roof is covered with green asphalt shingles and features boxed, overhanging eaves. There are three metal stovepipes. The axis of the roof is parallel to the street." Metcalf staff revisited the site on September 8, 2022 and noted some changes since the previous recording. Significantly, the residence is actually L-shape in plan; the single story "addition" noted by McDonald at the north end of the east elevation was the first portion of the residence to be constructed in 1889. The two-story portion at the front of the lot was constructed by 1904. The site is currently described as follows: The two-story residence is L-shape in plan due to a single-story portion that extends to the east from the north end of the east elevation. The exterior is clad in horizontal vinyl siding with vertical corner boards. The gabled roof is clad in corrugated metal. The west-facing facade has a centrally located entry composed of a vinyl door with inset lite. A front-gabled porch roof shelters the entrance and is supported by two wood, triangular brackets. A concrete stoop is in front of the entrance and a wood porch is to the south. To either side of the entrance are one-over-one lite vinyl windows. Above, in the second story, are three, one-over-one lite vinyl windows. The south elevation has two, one-over-one lite vinyl windows. The west elevation is partially obscured by vegetation. It supports at least two, one-over-one lite vinyl windows of two different sizes. The south elevation of the rear, single-story portion supports two, one-over-one lite vinyl windows and an additional entrance at the east end. The entrance is sheltered under a front-gabled porch roof which is supported by two wood triangular brackets and two square wood posts. The east elevation of the rear single-story portion and the north elevation of the residence were obscured by vegetation at the time of survey. Feature 2 is a shed located off the northeast corner of the residence. The exterior walls are clad in metal sheets, which are rusted and dented. A pair of metal doors are located on the east-facing façade. Feature 3 is a shed east of Feature 2. This shed has a gambrel roof and is clad in horizontal metal siding with vertical corner boards. The south-facing facade supports a pair of metal doors. The east and north elevations were not visible from the public right-of-way. The west elevation has no fenestration. HISTORY OF PROPERTY (compiled by Crystal Alegria, The Extreme History Project, Bozeman, MT) The property currently addressed as 302 North Bozeman Avenue is in Beall’s First Addition, surveyed on December 5 and 6, 1870 by Samuel Reed as Beall’s Addition. The designer and builder of the residence are unknown. Samuel and Cynthia Turner purchased this property from Rosa and William Beall on December 8, 1870, most likely before it was platted as Beall’s Addition. Louis Krueger purchased the property from the Turners on April 15, 1879. Louis and Emilie Krueger sold this property to Annie McLaughlin on September 22, 1886. Annie McLaughlin most likely had the residence on this property built between 1886 and 1889. Annie I. McLaughlin had been born in Illinois in April of 1847 (Bozeman Daily Chronicle, 16 March 1922). She moved to Bozeman, MT in the late 1870s to the early 1880s (Ancestry.com, 2017; Bozeman Daily Chronicle, 10 August 1954). Upon her arrival in Bozeman, McLaughlin started a Catholic school, tutoring a few children in a building located at the rear of William Speith’s home at the corner of Bozeman Avenue and Lamme Street, just across the street from this property. "Interested in the education of Catholic children, she began St. Agnes Academy, held in a one-story frame dwelling, probably located on her lots. This school was held for only about seven years until it was disbanded and held elsewhere" (Montana Historical and Architectural Inventory, interview with Helen Ulrich, August 1983). The Bozeman Weekly Chronicle also mentioned in June 1884, "Miss McLaughlin, teacher of the Catholic school on Bozeman street, north of Main will take a few more scholars. Now that the public schools are closed, an opportunity is offered for tuition at low rates" (The Bozeman Weekly Chronicle, 04 June 1884). McLaughlin moved to Butte, MT for a time during the mid-1880s, where she oversaw the Catholic Schools there (The Bozeman Weekly Chronicle, 22 September 1886). She returned to Bozeman in 1887 and reopened the Catholic School she had operated prior to her departure to Butte (The Bozeman Weekly Chronicle, 14 September 1887). She also worked doing laundry for Catherine O’Connell and operated a boarding house from this residence (Bozeman Daily Chronicle, 10 August 1954; R. L. Polk & Co., 1892 – 1918). In 1906, two of her nephews boarded in the residence with her: James Meehan and Walter Meehan (R. L. Polk & Co., 1906). Annie never married and therefore provided for herself, which was hard for a woman at this time due to the low wages they could earn. Her many jobs included teaching, running a boarding house, and laundry work. She also raised cows and chickens, most likely selling eggs, butter and possibly milk. The pasturing of her cows became problematic for her in 1900 when the neighbors complained that her cattle were running at large within the city limits, which was in disregard to the City ordinance. When the authorities tried to enforce the ordinance, Annie McLaughlin resisted and was fined $5, which she refused to pay. The authorities had no choice but to put her in jail until she paid. Annie spent five days in jail before a relative paid the fine for her and she was released (The Butte Daily Post, 22 May 1900). She maintained her residence on this property from the time it was built until her death on March 15, 1922, of pneumonia. At the time of her death, she owned this lot, residence, and 50 chickens. A requiem high mass was celebrated by the local priest, Rev. Father Leitham at the Holy Rosary Catholic church, of which McLaughlin had been a most faithful member. Her nephew, Joseph Meechan of Madison, South Dakota, arrived shortly before her death and was the administrator of her estate. He then purchased the property after her estate was settled on August 24, 1922. Joseph Meehan was born on February 18, 1872, in Iowa to Augustus and Elizabeth Meehan. Elizabeth was a sister to Annie McLaughlin. Joseph grew up in Iowa, living there until at least 1910 (Ancestry.com, 2006). He was living in Madison, South Dakota when Annie McLaughlin became ill. He moved to Bozeman and took over ownership of 302 North Bozeman, living there until at least 1944 (R. L. Polk & Co., 1944), when he moved to Merced, CA. Joseph Meehan sold the property to Ole Hetland on November 10, 1945. Ole and Pearl Hetland lived in this residence during ownership. They, like Annie McLaughlin, also had roomers or boarders who lived in the residence. During residence, Ole Hetland worked as a carpenter (R. L. Polk & Co., 1947). In 1954, he was employed by Montana State College (R. L. Polk & Co., 1954). Ole and Pearl Hetland sold the property to W. Alfred Redmond and Iris Redmond on February 27, 1964. William Alfred Redmond was born on April 15, 1913, in Evans, Colorado to George and Ruth Redmond and was raised on his grandparent’s ranch. Alfred married Elsie Iris Luse on November 14, 1936, in Plattville, CO. They made their home in Greeley, CO, where Alfred was employed by the Union Pacific Railroad in Denver, CO. While doing this job, he prepared for the ministry and began working as a minister in 1945. The Redmonds moved to Bozeman in 1952, where they were instrumental in building the First Assembly of God Church (The Missoulian, 26 July 1987). Elsie Iris Luse Redmond had been born on November 3, 1918, in Garden Grove, Iowa to Ira and Annetta Luse. She earned her license to minister with the Assemblies of God Church in 1953 (The Missoulian, 05 August 2007). They did not live in this residence during ownership. The Redmonds sold this property to Phillip R. Rotherham and Brian D. Murphy on September 6, 1977. Phillip Rotherham lived in this residence in 1978 (R. L. Polk & Co., 1978). Rotherham and Murphy sold the property to Charles Dobson on July 7, 1981. Dobson sold the property to Philip S. Weir and Susan R. Hall on September 14, 1984. Susan Hall sold the property to Randall W. Ellerton and Nancy L. O’Donnell on October 24, 1990. On August 28, 1998, Randall Ellerton sold the property to Nancy O’Donnell, who is the current owner as of August 2022. STATUS NOTES ON STATUS CHANGE Original location Addition/alteration The 1889 Sanborn map shows a wood-frame one-story dwelling with a main structure and two adjoining added rooms on the property. By 1890, a stable had been built to the rear or east of the dwelling. By 1891, the outbuildings in the back were extensive, with the dwelling in the front of the lot and an outbuilding that extended along the north side of the back half of the lot. There was a 1½-story stable on the southeast corner of the lot. By 1904, the two-story addition at the front of the lot was constructed and was denoted as "Lodgings" on the 1904 Sanborn Map. The site was addressed as 302 N. Bozeman in 1904. Between 1983 and 2020, a new metal roof was added, vinyl siding replaced Masonite siding, and new vinyl windows replaced wood windows. Additional research is needed to determine the exact dates of operation and if the school was housed on the property, in a building that remains extant. The site is associated with Annie McLaughlin, an early educator in Bozeman, but additional research is needed to determine her significance to educational history in the city. C – Characteristics YES NO The site is recommended eligible under Criterion C as a rare example of the I-House vernacular form in Bozeman. Although the residence has undergone alterations since the historic period, the I-House form is clearly retained through its two-story height, two room width, one room depth, and central entry. D – Information YES NO The site is unlikely to yield important information in reference to research questions. INTEGRITY (location, design, setting, materials, workmanship, feeling, association) The new roof cladding, exterior cladding and replacement vinyl windows affect integrity of materials and workmanship. Integrity of location, setting, design, feeling, and association are retained. The site retains sufficient integrity to convey its historic associations. ELIGIBILITY STATEMENT (continued): Sect. 38.700.090 of the Bozeman Municipal Code defines an eligible property as one that meets the criteria for inclusion on the NRHP or State Register either 1) individually or 2) as a contributing building to an existing or potential historic district. The property is not within an existing historic district, and additional research is needed to evaluate the historic district potential of the neighborhood. The property has therefore not been evaluated in reference to its contribution to a potential historic district. POSSIBLE IMPACTS TO THE SITE Nearby modern construction has the potential to impact integrity of setting within a historically working-class neighborhood. 6.
