HISTORIC PROPERTY/ARCHITECTURE DESCRIPTION PROPERTY TYPEii ARCHITECTURAL STYLE TIME PERIOD Historic Residence Minimal Traditional Historic More Than One Decade ARCHITECT NAME/FIRM ARCHITECT CITY, STATE BUILDER NAME/COMPANY BUILDER CITY, STATE CONSTRUCTION DATE Unknown Unknown Unknown Unknown 1940 NARRATIVE DESCRIPTION OF PROPERTY This site consists of two historic architectural features: a residence built c. 1940 (F1) and a detached garage built c. 1970 (F2). The residence is 1½ stories in height and Minimal Traditional in style. Minimal Traditional style residences were constructed between 1935-1950 and are typically one story with low to medium pitched gable roofs, double-hung one-over-one or multi-lite-over-one windows, little to no overhanging eaves, minimal architectural detail, and have a small footprint (McAlester 2017). The site is located north of downtown Bozeman at the northeast corner of the intersection of North Black Avenue and East Short Street. Beall Park is across the street to the south. The site is located on a lot that measures 70 feet across; vegetation includes several large mature deciduous trees along the southern property boundary. The site was previously recorded in 1984 by James R. McDonald Architects and was "a contributing element within a potential historic district due to its association with the residential aspect of the nationalization phase of Bozeman’s historic/architectural development" (McDonald 1984). McDonald described the residence as follows: "This detached one-and-one-half story single-family residence has a rectangular plan with a gable-roofed front entrance vestibule and a shed addition on the back. The two-bay façade is symmetrical and consists of a central 12-paned front entrance with 3/1 double-hung windows. The entrance has a concrete stoop with a metal railing. The frame construction is finished in clapboard and rests on a raised concrete foundation. The gable roof is covered with cedar shingles and features a central brick chimney. The axis of the roof is perpendicular to the street. Outbuildings include a garage." Metcalf staff revisited the site on September 6, 2022 and noted minor changes and additional details missed in the previous recording. The brick chimney has been removed and replaced with a metal stove pipe. Almost all the original windows have been replaced with vinyl, single-lite awning or casement style windows. The roof is currently clad in asphalt shingles. The site is currently described as follows: The 1½ story residence rests on a raised concrete foundation and is rectangular in plan. The exterior is clad in horizontal wood siding. The roof is front gabled, clad in asphalt shingles, and has minimally overhanging eaves. An addition to the rear (east) elevation has a shed roof. A metal stovepipe extends from the centerline of the roof. The façade faces west toward Black Avenue. The primary entrance is centered in the elevation within a front-gabled vestibule that extends out to the east from the main portion of the elevation. The entry is a paneled wood door with twelve inset lites set in a wood surround. On south elevation of the vestibule is a three-over-one lite wood window with a simple wood surround. To either side of the vestibule are single-lite vinyl casement windows in wood surrounds. Above, in the gable peak is a single-lite vinyl window with a wood surround. The raised basement foundation supports two, one-by-one lite vinyl windows. The north elevation has four, single-lite vinyl windows set in simple wood surrounds. The raised basement foundation has a 16-lite vinyl window in an aluminum window well, a six-lite glass block window, and a one-by-one lite vinyl window. The east elevation was not visible from the public right-of-way. The south elevation has a pair of single-lite vinyl casement windows and a single-lite vinyl awning window; all are set in simple wood surrounds. Along the raised basement foundation are two, one-by-one lite sliding vinyl windows; one is in an aluminum window well. At the east end of the south elevation, in the shed-roofed addition, is a fixed, single-lite wood window. It is front- gabled, rectangular in plan, and rests on a concrete foundation. The exterior is clad in horizontal wood siding with vertical corner boards; the garage is painted the same color as the residence. The roof is clad in asphalt shingles. The south-facing facade supports a pair of wood doors. The north elevation has a two-over-two lite wood window with a wood surround. The west and east elevations were not visible from the right-of-way. HISTORY OF PROPERTY (compiled by Crystal Alegria, The Extreme History Project, Bozeman, MT) The property currently addressed as 504 North Black Avenue is in Beall’s Second Addition, platted on June 3, 1885, by William J. Beall. The designer and builder of the residence are unknown. Elizabeth Richardson Baker (formerly Elizabeth Richardson, and granddaughter of Elizabeth Lina Houston) and Fred Baker sold Lots 28, 29, 20, and 31 in Block C of Beal’s Second Addition to Frederick E. and Eva A. Simpson on August 21, 1940. Fred Simpson had a residence built on this property and was living in it by 1942 (R. L. Polk & Co., 1942Frederick Elmer Simpson had been born on August 2, 1879, at Fowler’s Mills, Ohio. He settled in Holt County, Nebraska in 1880 and then moved to Custer County, Nebraska in 1881. He married Eva Stuckey on September 14, 1927, in Broken Bow, Nebraska. He and Eva lived in Nebraska until they moved to Bozeman, MT in 1936. Fred worked for the city while they lived in Bozeman. Eva and Fred moved to Gering, Nebraska in 1954. Fred Simpson died on September 17, 1955, in Scottsbluff, Nebraska (The Ansley Herald, 22 September 1955). Eva Simpson died on November 19, 1986 (findagrave.com, 2022). Fred and Eva Simpson subdivided this property and sold the south 20 feet of Lot 30 and all of Lot 31 to George and Maude V. Fisher on September 30, 1954. Maude Fisher had been born on August 29, 1879, in Wyanet, Illinois. She married George Fisher in 1905 in Colorado. They lived in Colorado, where George worked as a railroad pullman conductor. They moved to Bozeman in 1954 after George retired, purchasing this residence at that time. Maude died on June 4, 1964 (Bozeman Daily Chronicle, 04 June 1964). George had been born in Pueblo, Colorado on September 8, 1879, to Rush and Cynthia Cox. He died shortly after Maude, on March 26, 1965 (ancestry.com, 2012). Evelyn M. Aaker, the daughter of Maude and George Fisher and the executrix of the George W. Fisher estate, sold this property to Boid Lehman Jr. and Willie B. Lehman on September 28, 1965. Boid Lehman Jr. sold the property to Willie B. Lehman on May 16, 1985. The Willie Kuhn (formally Willie Lehman) trust sold the property to Thomas Gammack on November 26, 2003. Thomas Gammack sold the property to Charles and Ann Marie Dye on March 10, 2006. Charles Dye, Ann Marie Dye, and Mohaco Inc. sold the property to Mark and Jennifer Sabo on July 29, 2014. On October 5, 2017, Mark Sabo, Jennifer Sabo, and Jennifer M. Kahrl sold the property to Mark Sabo, the current owner as of August 2022. STATUS NOTES ON STATUS CHANGE Original location Addition/alteration The original property owned by Fred and Eva Simpson was subdivided in 1954. The Simpsons acquired Lots 28, 29, 30, and 31 in 1940. When they sold the property to George and Maude Fisher in 1954, the property was recorded as a portion of Lot 30 and all of Lot 31. Between 1983 and 2022, new vinyl windows were added to the residence and a brick chimney was replaced with a metal stovepipe.
