Box 1230 Bozeman, MT 59771-1230 RE: Traffic Estimate & Request for Waiver of Traffic Study Requirement, Lot 3 Block 18, Baxter Meadows Subdivision, Phase 2A Dear Engineer, Proposed construction on Lot 4, Block 18 of Baxter Meadows Subdivision includes one structure containing 3,058 square feet of ground floor commercial/office space and 1, 3-bedroom apartment and 2, 1-bedroom apartments on the second level. The commercial component fits the definition of General Office Building (ITE Land Use Code 710) and the residential component fits the definition of Mid-Rise Residential w/ 1st Floor Commercial (ITE Land Use Code 231). The 10t" Generation ITE Trip Generation Manual recommends usage of an average daily rate of 9.74 trips per 1,000 square foot and a peak PM hourly trip generation factor of 1.15 trips per 1,000 square feet for the ground floor space. This equates to an average daily trip generation of 30 trips and a peak PM hour trip generation of 4 trips for the ground floor space. The ITE Trip Generation Manual also recommends an average daily rate of 3.44 trips per dwelling unit and a peak PM hourly trip generation factor of 0.36 trips per dwelling unit for the second-floor residential space. This equates to an average daily trip generation of 10 trips and a peak PM hour trip generation of 1 trip for the second-floor residential space. The total anticipated average daily trips is 40 trips per day and 5 pm peak hour trips. Given the limited size of this project and proposed use consistent with that which was contemplated with the original subdivision we feel it is appropriate to request a waiver from the requirement of a Traffic Impact Analysis for this project.
