Proposed City adoption May 1st, 2022. Plan accordingly. ■New ICC 2021 Codes are followed and noted on the cover sheet, see A0-1 ○Include the SF of open space provided. Also include in the narrative how the open space meets the criteria in 38.520.060.B.2 - Shared open space. ■The required open space has been revised and relocated in between Building 01 and Building 02. Open space calculations are noted on the cover sheet as well as site and landscape plans, see A0-1, A1-1, A1-2 ●Prelim Civil ○The striping for the parking has become worn and faded. The applicant must re-stripe the parking area. ■Parking lines have recently been repainted, contractor to repaint if necessary. ○Applicant must verify the location of the water and sewer services stubs. The water service is not in the location shown. One 4” service stub exists at the lot line between Lots 4 and 5. ■Water and sewer stubs have been properly located on the architectural site plan as well as civil drawings, see A1-1, C1-0 ○This building is categorized as storefront block frontage. Label. ■Storefront block frontage has been labeled on the cover sheet on the UDO notes as well as calcs located on the cover sheet and front elevation, see A0-1, A3-1-1, A3-1-2 ○Existing transformer is a single phase transformer. Upon submitting an application along with calculated electric & gas load req. the NWE project engineer will determine if this transformer will work. ■NEED TO ASK ERYN ABOUT THIS ●Arch Site Plan ○Trees shall not be placed w/in ten feet of the stormwater infrastructure. Verify that the tree locations match the approved PUD landscaping and streetscape map. ■Trees are located to match the approved PUD, all located and noted to be a minimum 10’ away from utilities, see A1-1. ○Are the lines in the alley to show parking spaces? If so the tube location would not work as there can be eno parking in the clear approach to the tub. If there is no parking allowed then the plan would be acceptable to Solid Waste. ■The hatch has been removed to avoid any confusion. No parking is noted or designed within the alley way, see A1-1. ○The garbage enclosure may not encroach on the pedestrian walkway and utility easement. ■Garbage enclosure is not necessary for this project, but we have designated an area for totes and provided screening as well as landscaping from the pedestrian area. Utility easement runs along the West side of the project and does not interfere with the garbage tote locations. See A1-1 ●Landscape ○Trash enclosure must be screened with 5’ of landscaping on all sides except alley. ■A full trash enclosure is not necessary for this project. We have just designated a space for the totes and provided screening on all sides. As well as 5’ landscaping between the pedestrian area and the totes. See A1-1 ○The open space as proposed does not meet standards. The open space must be a min. of 15’ on all sides. Currently the width is only 12’. The sidewalk within the pedestrian easement cannot be counted towards the req. The open space must also feature at the min. some form of seating. Staff recommends adjusting the building. Similarly to what was done on the Palomino SP 19152 that is located adjacent on Lot 3 and was also submitted by ELS Architects. Or creating a rooftop deck that meets req. 612 West Beall St. Suite C Bozeman, MT 406.581.1599 ■The proposed open space has been relocated and reworked entirely. Now located between the two buildings, no portion is less than 15’ in any direction. Benches and incorporated landscape provided. See A1-1, A1-2 ●Ext. Elevations ○East Elev - This appears to meet dimensional threshold to re. blank wall treatment. Please provide decorative trellis or some other form of blank wall treatment as described 38.530.070 ■East elevation now houses the residential open space, as a result we have treated the blank wall with popular trees, both to break up the required spaces as described in 38.530.070 as well as providing a place of respite for the residence. See A1-2, A2-1-1 ○This appears to meet the threshold for blank wall, please provide treatment ■See response above. ○West Elev - Please show location of gas and elec meter location & if req proposed meter screening method. Screening walls and landscaping must meet the clear zone req. of NWE electric service req. with typically for commercial application i.e. large apartment buildings, is 48 from the glass face of the electric meter to the wall or edge of landscaping. NWE policy is to maintain a min 30” wide by 3 ft clear zone between the front of the meter and landscape screening or wall screening for self-contained meter based and 48” for installations req. CT cabinets. Location of the meters shall allow a 30 unobstructed, non-gated access pathway to allow NWE employee and safety professional access to the meters for operation maintenance and emergency shutoff. ■Gas and Electric meters have been depicted on the site plan as well as elevation with respect to min. req. ○NWE reserves the right to specify the location of our meters. All meters are to be located outdoors on the corner or in a location on the building closest to the transformer or secondary junction can serving the building unit. On new construction electric meter locations must be w.in 10 feet of the gas meter. ■Electric meters is located within 10’ of the gas meters, location provides space for NWE to relocate if needed. 612 West Beall St. Suite C Bozeman, MT 406.581.1599
