ENG- Sewer Calculations
The applicant must analyze the sewer mains through the site and downstream to the Norton Ranch Lift
Station and demonstrate adequate capacity is available in the proposed and existing sewer mains. Per
DSSP V.B.2, the analysis must include demand from all the area outside of the study area that would be
naturally served through the study area (i.e. potential upstream development).
open See attached for the updated sewer calculations.Reviewer Response: CODY FLAMMOND - 7/14/22 3:59 PM
The sewer demand calculations must be revised per the calculation comments prior to the
Engineering Division reviewing if the applicant has adequately demonstrated sufficient capacity
is provided.

Responded by: Nicole Olmstead - 5/18/22 6:13 PM
THE APPLICABLE SEWER MAINS THROUGHOUT THE SITE AND DOWNSTREAM HAVE BEEN
VERIFIED THAT ADEQUATE CAPACITY EXISTS. PLEASE SEE THE UPDATED ENGINEERING REPORT

ENG- Municipal Infrastructure Mains to the Western Boundary
Per BMC 38.410.070.A.3, Municipal infrastructure mains must be constructed to the boundary lines of
the tract to be developed, unless prevented by topography or other physical conditions. An exception
to this standard may be granted upon written request of the applicant if the applicant demonstrates
during the development review process that more efficient design can be accomplished without
jeopardizing the public's health, safety and welfare, the intent of this chapter, or the intent of the city's
growth policy.

NOTED, THROUGH FURTHER DISCUSSIONS WITH LYNN, THE WATER WILL BE EXTENDED
PAST THE TRAIL/SIDEWALK ON THE WEST SIDE OF EL DORADO FOR FUTURE USE, HOWEVER,
THERE IS NO LONGER A NEED FOR SEWER ALONG THAT STRETCH OF EL DORADO, SO NO
SEWER WILL BE EXTENDED WEST. AS WELL, THE ROW WILL BE PROVIDED BUT NOT
CONSTRUCTED AS THE PARK ALONG THE WESTERN BOUNDARY HAS BEEN FOUND TO BE MORE
IMPORTANT.
