Private utilities shall be located in alleys where applicable. 2. All lots are subject to a 10'-wide public utility easement along front lot lines. 3. Due to known high groundwater conditions in the area, no basements will be permitted with future development of the site. Generally, homes on corner lots shall have the same orientation as homes on lots on the interior of the block. 7. City standard sidewalks shall be constructed on all public street frontages prior to occupancy of any structure on individual lots. Upon the third anniversary of the plat recordation of the subdivision, any lot owner who has not constructed the required sidewalk shall, without further notice, construct within 30 days, the sidewalk for their lot(s), regardless of whether other improvements have been made upon the lot. 8. Ownership of Common Open Space areas and trails contained within, and responsibility of maintenance thereof and for city assessments levied on the common open space lands shall be that of the property owner's association.
