Hi Kira. Thanks for reaching out on this. Based on our phone call I understand that the anticipated
uses are 8 dwelling units and approximately 8000 sq. ft. of business/mercantile or possibly 4000 sq ft
business/mercantile and 4000 sq ft light industrial. Based on the ITE Trip Generation Manual these
combination of uses will likely generate less than 50 trips in the peak hour. Based on this trip
generation, the proposed development is within the trip generation assumed for the Nelson
Meadows Subdivision. Therefore, the requirement for a TIS is waived. Please include a copy of this
email with your submittal.

Good Afternoon Jenny,
I am going through some pre-screen corrections for the Site Plan application for this project and one
them is a requirement for a traffic study or a written letter of waiver for the study from the
Engineering Department.
We were never told in our initial comments from the City at Concept Review that there was a
requirement for a traffic study. Is it possible to get a waiver for this requirement from your
department?
It is in the Nelson Meadows Subdivision, Block 4, Lot 17.
Please let me know if you need any additional information.

You should be able to use the 3585 Royal Wolf Way to submit. I hate to have to change them once
they are assigned. It’s a royal pain (for me and everyone else) and nearly impossible once Google,
Northwestern Energy, etc. gets the information to try to correct it all.

I had thought that Ross passed along the information below. I’m sorry!
The address below should get you started. I don’t typically assign addresses until the plans have
gone through review in case changes need to be made, though. However, we have to assign a main
address for each parcel so that taxes can be assessed. That said, once you get through the approval
process and complete whatever items they recommend and you reach “adequacy”, then I’m happy
to issue the additional addresses.

There is currently an address assigned to that lot which is 3585 Royal Wolf Way that was assigned
for assessment purposes. That will get you started, but since there are two buildings being proposed
on the lot, we would assign an additional address once this goes through the approval process and
reaches adequacy.

Good Afternoon Ross,
I need to get an address for the lot 17 Nelson Meadows Lofts project we will be submitting for site
plan application very shortly. I have attached the Architectural and Civil site plans as well as floor
plans for your reference. There will be two building on the lot. The first floor of each building will
have 4 commercial units and the second floor of each building will have 4 residential units for a total
of 16 units in both buildings combined. We could potentially have 16 different owners. Below is the
legal description:
NELSON MEADOWS SUB, S22, T01 S, R05 E, BLOCK 4, Lot 17, ACRES 0.97, PER
PLAT J-680
The Owner is DGB Development, LLC. I am the Project Architect working on their behalf.
Who do I need to contact to get the address/s for this project? If there a form that needs to be filled
out or a formal process?
