Project Narrative
These two-story buildings being proposed will be built on block 4, lot 17 of the Nelson Meadows
Subdivision. The first story of each of the two buildings will be composed of (4) mixed use units. These
uses will vary from commercial to industrial. The second story of each building will contain (4)
residential units. The buildings will be served by a central parking lot and surrounded by perimeter
landscaped yards.
The buildings will be sided with a combination of cement board panel and metal siding with natural
wood accents. The simple broken gable roof covered in standing seam metal roofing will be built of R-
panels, the exterior walls framed of wood, the second floors constructed of poured concrete slabs over
steel pan deck and the foundation will be constructed of a poured-in-place concrete frost wall with
concrete slab for the ground floor. The contemporary industrial style of the building is designed to fit
into the surrounding M-1 zoning district.
Each pair of business and residential spaces in each building is accessed by a common entrance leading
from the entry sidewalk and parking area to the ground-floor unit. From this entrance, a stair connects
to the second-story residential unit. The ground floor business spaces will have both front and rear
entrance/exits. While the upper residential units will have rear outdoor balconies. Parking is located on
the interior of the lot with the buildings to either side. Two street accesses allow easy flow into and out
of the parking lot. A landscape buffer has been designed between the street-side building and Royal
Wolf Way. Community Open Space has been provided in the Pavilion and Community Garden Plots.
Bicycle parking has been centrally located north of the interior building.
Access to the buildings from the vehicle parking area, bike parking area and Royal Wolf Way will be
gained via a system of concrete sidewalks along Royal Wolf Way to the street-side building entrances
and on to the interior of the lot.
Construction is proposed to start in early Summer 2022 and be completed in Spring 2023 for final
occupancy.
To facilitate this project timeline, we are also requesting concurrent review of both the Site Plan
Application and the Building Permit Application.
