SUBJECT: South University District Phase 3, Block 2, Lot 1
To Whom It May Concern,
Block 2 Lot 1 of Phase 3 of the South University District Subdivision is a green field site that is
under contract to develop a mix of residential and small-scale commercial uses on the 8.60-acre
site. The project team will propose approximately 109 motor court units, 28 flat style units, 15
rowhouse units, and 3,300 square feet of commercial and amenity space. The entire site is
zoned Residential Emphasis Mixed-use District (REMU), and all proposed uses are allowed
within the REMU zoning district. Please see attached conceptual plan diagram.
The requested zoning verification is being submitted following an initial August 20 meeting with
City of Bozeman staff and project team representatives. We are interested in a zoning
verification for the site and confirmation of the proposed uses as described above.
