A tract of land being Tract B-1—A of Certificate of Survey No. 156D, situated in the NW1/4 Section 6, T2S, R6E, P.M.M., City of Bozeman, Gallatin County,
Montana, being further described as follows:
Beginning at the Southeast corner of the herein described tract at a point on the West right—of—way line of the Montana Rail Link, said point also being the
Northeast corner of Lot 10 of the Plat of Evergreen Business Park Subdivision, thence along the North line of said Lot 10 S87'51'08"W a distance of 379.15
feet to the Northwest corner of said Lot 10, a point on the East line of the Plat of Evergreen Business Park Subdivision Common Open Space, thence along
the East line of said Open Space N12'40'53"W a distance of 737.90 feet to a point on the West right—of—way of the Montana Rail Link, thence along said
right—of—way line S37'28'06"E a distance of 889.12 feet to the Point of Beginning. Said tract being 3.157 Acres, along with and subject to any existing
