Concerning that proposed development, on Sundance Springs neighborhood lot #2 This proposal is adjacent to a wildlife corridor, and a residential subdivision that is Zoned RR. The corridor consists of a city park and open space adjacent to the subdivision,who’s residents pay the taxes for this open space. I do not claim to have direct knowledge of the laws and or covenants that cover The situation about which I am commenting, I am Not an attorney.It seems that it should be illegal if not immoral to allow the proposed development To have a beer garden with the proposed patio to be built in this neighborhood. The problems that will be created by such a business include things like light pollution forwhich the residents have strict covenants. Noise pollution which is inevitable with peopledrinking outside adjacent to that big open meadow across which sound seems to amplify.Parking congestion in that the parking provided will Not handle. Additionally the parking lots will prove to be a draw for dog walkers from all overBozeman, making the wild life corridor a default dog park. Currently there are dozens of dogsrunning off leash daily, I live along the trail and have never Seen an Amimal control officer’s patrol. The agent sits out along the road in his truck in sightof part of the trail where he can be seen by those people with dogs off leash on the rareoccasions he is there. Animal corridor rules prohibit Sundance Residents from building fences,even as all the adjacent subdivisions do not. How does this make sense ? ( please excuse thetangent ) Many residents of Sundance springs have a mail box in that corner, to far away towalk for me (84 hrs old). This could create quiet a cluster on that corner when the patrons of the beer garden overflowinto the streets to park and find an open space in front of the mailboxes.I guess I should end this with some questions that arise for me. Will the noise prevent me from getting to sleep in the summer when I need the windows opento cool the bedroom ? What about the children in the area ?How late will the drinkers be out there ?Will the developers be required to adhere to the light regulations of the corridor?How about the set backs it looks like they want to run their patio right up to the trail ?Is it legal to put a business with an outdoor patio adjacent to residential properties Zoned RR ?Will the owners of these businesses pay their share of the open space taxes ?Thank you for patience Regards Anthony Chiariello 240 Silver Cloud CircleBozeman MT. 59015 ynotchi8@gmail.com Sent from my iPad
