Ehli - Protest of Application 22279 Nov. 13, 2022 RE: protest of application 22279 TO: Bozeman city commissioners/Community Development Board FROM: Nick and Crystal Ehli, 3160 S. 151h Ave., Bozeman Dear commissioners, We wish to take this opportunity to strongly protest the application 22279 presented by Providence Development.We live at 3160 S. 151h Ave., directly across South 15th Avenue from the proposed development,in the Alder Creek subdivision that consists of townhomes and single-family residences. The application seeks to change the zoning of 38.41 acres at the southeast corner of South 19th Avenue and West Graf Street from R-1 and R-2 to REMU to accommodate what the developer describes on its website as apartment buildings consisting of 457 units. (We have had no correspondence from Providence Development, nor has it returned email inquiries, so we cannot attest to the accuracy of the plans on its website.) When we bought our home,we were obviously concerned about the future of the 40-acre field and were more than pleased that owners at that time,the Yellowstone Theological Institute, described their grand plans for a park with open space, walking trails, and soccer fields, among other thin we also understand that we cannot expect that he new c .We certainly understand that the institute's plans hanged,for whatever reason, an ownership arrangement will adhere to any previous assurances. That said,the proposed zoning change that will allow high-density housing is wholly inconsistent and incompatible with the adjacent Alder Creels subdivision. In its application and during a press conference last year,the developers said the project will consist of diverse housing types, along with some commercial space. So far,however,we have seen plans for only apartment buildings.With that,we are skeptical of the developer's future plans for the site. In its application, developers write that it is "difficult to foresee (how) the proposed change to REMU,respectively,will negatively impact the surrounding landowners." Do the developers not see the differ�erstand growth will happen. Ince between single-family t needs to happen, however, in a row and row of apartment buildings. We understand way consistent with the surrounding neighborhood. This proposal does not accomplish that specific requirement set out by city planners, and we urge you to deny the requested zoning change.Thank you for your time and consideration.
