Loyal Garden Annual Meeting Minutes
12.21.2021
6:30pm via zoom
Call to order:6:30pm
Minutes from the 2020 Annual Meeting were approved.
Financial review:Currently there is$33,599.21 in the operating account and$79,012.94 in the reserve.
2021 year to date income is$144,691.76,YTD expenses are$100,971,24,with a transfer of$15,000 to
reserve leaves a net income YTD of$28,720.52. 2022 budget was reviewed. Numbers were similar to
the 2021 budget. Dues were able to remain the same. The storm retention areas do need some
attention and require a good amount of money to get up to the City of Bozeman standards. Some work
did begin this year. More work will be done in 2022. The City of Bozeman requires that HOA's maintain
the storm water areas to be clear of excessive debris so overflow water can be contained. Carry over
money will be either transferred to the savings account or used for bigger expenses such as the storm
water drainage maintenance. The Board will make that decision. The large reserve is in order to avoid
any special assessments down the road. The ponds, water feature, trails, alleys, and bridge can be big
expenses in the future.
Common Area: Advantage Landcare is the current lawn care vendor. They also have the contract to do
the City parks. A new snow removal company was used this season.Above Ground also does the snow
removal in another neighborhood close to LG. They seem to be doing a good job so far.
The City of Bozeman now cares for the main park with the gazebo and playground along with the big
park area along Cottonwood.
j In the playground park area the area to the east was previously approved by the association to improve.
The ground was leveled out, irrigation installed, and seeded.
i
The City requires that at one inch snow be removed from the sidewalks. The City is responsible for for
E
[ the areas around the City designated park areas.
Covenant Reminders:Campers, boats, trailers, etc are to only be onsite for loading and unloading. Some
concern over a commercial use of parking was voiced regarding an owner in the subdivision. Trailers
and trucks are often blocking the entrance and parked on the streets overnight. Notices have been sent
to that particular owner. Dogs are to be leashed and picked up after. If someone notices dogs off leash
they are to report to Legacy. A photo for proof is recommended. These dogs can also be reported to
the City. Garbage cans are to be stored in the garage. Weeds in the alleyways behind fences and
around utility boxes are to be maintained.
Open Floor:The development that was proposed to the west of LG was denied.
Thank you all for attending!
