November 7, 2022 TO: Planning Department City of Bozeman FROM: Ethel Fogelsong 237 Silver Cloud Circle Bozeman, MT 59715 To Whom It May Concern: I am writing to express my opposition to the proposed Sundance Springs Commercial Development Plan, site Plan 22047. My husband and I walk the trails daily and are against increased traffic in our subdivision and disruption to otherwise pleasant nature walks. The development’s departure from laws requiring the city to consider the location and orientation of buildings that are compatible with the neighborhood is illegal. Placing large commercial buildings with a square footage greater than zoning allows is not compatible with the tranquil nature of the neighborhood and trail system. Proposed parking for Plan 22047 is in adequate and would spill onto neighborhood streets not designed wide enough for on-street parking. Drainage ditches along Sundance Streets are necessary for groundwater drainage and would be damaged by overflow parking at our homeowners’ expense. Entrance to the plan is off Little Horse, an area easily congested with access to South 3rd. I am also concerned that parking would prevent us from accessing our mail box at the corner of Little Horse and Peace Pipe. The plan fails to live up to PUD October 1, 2020 established by the planning department. This also incorporates zoning under 1992 era B-1 Neighbors Service district. The PUD requires small commercial development residential in nature. The microbrewery being proposed is a disallowed business use. The patio would add noise and lighting contamination to this quiet area and trail system. Such a business has no place so close to where school children walk and ride their bikes. Also no sidewalks have ever been enforced on this property according to the Sundance Springs Subdivision’s1B Final Plat. This should be required in the site planning.
