Do not click links or open attachments unless you recognize the sender and know the content is safe. Dear City Planners, I have lived in Bozeman since July, 1980. I recently gave a lot in Sundance Springs to my son which I had purchased in the mid 1990s. These were the good old days, before Bozeman was 'discovered', when the 1996 Sundance Springs Village Plan was proposed. This was a one-building and one-story development which conformed to most City codes and zoning requirements. The development proposed in site plan #22047 largely ignores the precedent of prior City development standards. In fact, I find little about this proposal which should be allowed by those precedents and rules. Specifically, there are no sidewalks, parking is inadequate for the proposed sq footage, no setbacks from the property line of the open space or linear trail, the parking lots are along South Third and the linear trail (rather than behind the buildings), TWO buildings each with a gross combined floor area of more than 6,000 sq ' (zone B-l only allows buildings each with a combined sq' less than 5,000), buildings with a full basement in a area of extremely high water table (terrific idea!), commercial outside dining, etc. Sure this development will be more profitable for the developer, than one conforming to codes and requirements. Tell that to the residents of Sundance Springs who will see the residential character of their neighborhood irrevocably changed, Do we want the already unbearable traffic on South Third aggravated by a brewery, rather than a corner grocery/convenience store which may actually reduce traffic heading to town? I get the concept that development should be encouraged within the city limits, rather than carving up more farmland out in the county. However, must we wreak havoc upon our residential neighborhoods to achieve this goal? Is the City so desperate to increase the commercial tax base and what is 'so essential' about this development that the rules governing development can be waived in such a short-sighted fashion?
