I will need to touch base with Brian to review the 15' minimum if the mechanics of the car wash and pay station make the mandatory floor-to-ceiling height unachievable, and to review specific applications of the standard (if it applies to an average interior height, if all areas require a minimum of 15', or if this structure doesn't fit within the standard due to its use). Thank you for clarifying the non-parking area - these areas will be classified as service areas rather than parking and this, combined with the canopy, removes the parking lot landscaping requirements. Since these spaces are not considered parking, the spaces needed to satisfy employee parking requirements must be clearly labeled and function only as parking spaces, without service equipment. I had interpreted the area the equipment room faces as pedestrian-oriented due to the function of the area (people getting out on foot to vacuum, to carry trash to bins, make their way to the open space area, etc.) but understand that this is potentially out-of-line with the general use of the space. I'll include this in my chat with Brian. If the blank wall standard does apply to those two areas, there appear to be some cost-friendly options for mitigation that shouldn't disrupt the existing design too much. I hope to touch base with Brian early next week.
