To whom it may concern:
I am writing to voice my opposition to the proposed Sundance Springs CommercialDevelopment, site plan number 22047.
The proposed development violates multiple zoning requirements put in place by the city. Ifyou allow this development to proceed as proposed, it will negatively impact the residential
character of the open space and area. I have specific concerns about: 1) the development sizewhich violates the 1992 B-1 zoning requirement on maximum building size, 2) the lack of
parking for the proposed development, which will result in vehicles overflowing onto theresidential streets, 3) the development violates the 1992 zoning requirement on setbacks based
the large footprint, 4) the lack of sidewalks along South Third Avenue, and 5) the visualimpact of the proposed design, placing parking in front of the building giving it the appearance
of a strip-mall.
Most importantly, the proposed development does not fit with the character of the residential
neighborhood and raises potential safety concerns by placing a brewery adjacent to SacajaweaMiddle School.
Please deny application 22047 until the site plan complies with the City of Bozeman 1992 B-1zoning requirements, without conditional uses or departures.
