according to the officialplatthereofon fileand of record in the officeof the
County Clerk and Recorder of GallatinCounty,Montana.
TOGETHER WITH:
(a)All and singularthe realpropertyabove described,and allbeneficialeasements,
tenements,hereditamentsand appurtenancesthereuntobelonging or in anywise
appertaining.
(b)All water rights,geothermal rights,and rights.inditches,canalsand laterals,and
rightsof way thereto appurtenant to said premises or used in connection
therewith,withoutwarrantyand which are conveyed by quitclaimonly,subjectto
adjudication,re-adjudication,or determinationinaccordancewith Montana Law.
(c)All mineral,gas,oil,and other hydrocarbon rights,appurtenant to the real
propertyand not reservedor conveyed by Grantor'spredecessorsintitle.
TO HAVE AND TO HOLD unto the Grantee,and its successors and assigns,
FOREVER,SUBJECT TO THE FOLLOWING:
(a)Reservationsand exceptionsinpatentsfrom theUnited Statesand theStateof
Montana.
(b)Existingeasements and rights-of-way,whether visible,of record,or disclosedby
GrantortoGrantee.
