Stiff Professional Building 20 E Olive St Bozeman, MT 59715 phone 406-582-2260 planning@bozeman.net In regard to: Cloverleaf ZMA application 22218 Dear Bozeman Community Development: I own, 707 E Cottonwood St., a residence within the single city block island of homes to the north of the proposed Bronkens development. Our home faces South viewing the Bronkens yard across Cottonwood. I support that Bozeman planning has been moving forward policies that promotes density and infill within the urban core to try to generate affordable housing for residents. However, I have questions that rezoning before seeing a committed master plan by the developer will guarantee that effort. One topic that would be of interest to our location if master plan were to be available prior to rezoning: 1. With B2-M allowable heights of 60ft and local road front setbacks of 7ft, there is the strong potential for seasonal solar shading to our, and three additional residences on our block of E Cottonwood. For our residence it may impact cold season thermal and solar electric collection. I’d like to understand height and density design to be able to analyze solar shading impact. With a hypothetical worst case study it appears the shading could start yearly from Oct-15 and remain through Feb-25 (effectively 4 winter months). (Appendix A Figures 1-4 ) Before transferring additional value from the neighborhood through this zoning change please request design commitments from the developer through formal design submittal and review.
