I live in the immediate area of this proposed development: Dianne Stanley 3172 Summerview Lane, Bozeman, MT59715 - Alder Creek Hello, I am writing to express my opposition to the proposed Sundance Springs Commercial Development, site plan number 22047 because the development's request deviates from laws describing the City's block frontage standards and the originally stated intent for the usage of this property. I do not think that this development proposal aligns with BMC 38.510.020.F.1.d. because it is asking you to consider departures that aren't compatible with the character of the area. In addition, the location, size, and front orientation of the proposed buildings in no way enhance the character of the street or provide continued enjoyment of adjacent residences and the tranquil trail system. Site plan 22047 doesn't meet either the location and front orientation requirements of the character of the area AND it definitely doesn't enhance the character of the street or the neighborhood. The trail system and private residences in close proximity to this proposed development would be irreparably degraded in character. The tranquil feeling that other neighbors in the general area, such as myself, enjoy would be removed. I have an additional concern that there is a SCHOOL near this proposed brewery development and also many very nice residences. The development of a brewery seems to be at odds with the existing and proposed development plans for this part of the southside of Bozeman. The proximity of this location to MSU also leads me to believe that there would be a high volume of traffic on the street, particularly Third going past the school. I am in favor of maintaining quiet enjoyment of the property for the neighbors, continuing safety for our school-aged children who are in the area often, and continued enjoyment of the trail system for all of us. I am in favor of ONLY approving development that complies with the original suggested development plan for this corner: a neighborhood store such as described in the Sundance Springs Village Plan, or similar development, which serves the local residents, maintains a low volume of traffic, preserves the tranquility of the trail system, has limited parking with a slim chance of overflow parking being needed at the site at various times of the day or night. The Sundance Springs Village Plan, created in 1996 when the subdivision was approved, specified a small country store on the site. The store was a single building, a single story, and less than 5000 square feet in size. Only 23 parking spaces were needed to meet the expected use. This seems right to me. Thus, the original vision for the site was a commercial lot that complied with the 1992 B-1 zoning requirements of "maintaining a residential character." Such a development would be compatible with the tranquility of our open space and an asset to our neighborhood. Being one story and having limited parking, any such building and it's parking lot could be easily screened from the open space simply by planting vegetation on the edge of the open space. Placing large commercial buildings along the designated open space is not compatible with the tranquil character of the trail system or surrounding residential neighborhoods. I don't see any way that this proposed development serves the LOCAL residents, but rather brings in customers from out of the area, increases traffic, adds the need for additional law enforcement patrols, and reduces the tranquility of the neighborhood. I am NOT IN FAVOR of approving the proposed development and respectfully ask that you deny this request. Any future requests for the development of that corner need to be in keeping with the original vision of the developers and approved laws.
