Bozeman Community Development Directors, Bozeman Community Development Board, Bozeman Planning Department, Bozeman City Commission, Before you is a site plan proposal that asks that you substantially ignore or abrogate a PUD and Covenants to which the City of Bozeman is an originating party. Even if one imagines (like the applicant apparently would have you do) that there were no PUD and Covenants, the proposal describes structures that will be ill-fitting, lit-up-like-a-Christmas-tree eyesores, with an outdoor gathering space that will be a never-ending neighborhood nuisance. The design is put forward with the underlying assumption that most parking - especially for the party patio - will occur on our narrower than normal neighborhood streets, that are lined by mowed grass, that lack curbs and gutters, and which are not engineered to be safely used when crowded with parked vehicles. To “green” things up, the applicant even assumes that Sundance Springs property owners are willing to have additional walking and riding trails built on our private land because the proposed buildings and the party patio hog the applicant’s ground space, that should contain the sidewalks and parking necessary to serve the imagined brick, glass and metal monoliths. Fortunately the homeowners in Sundance Springs, in contract with the City of Bozeman, have legally binding rules that protect our neighborhood from this kind of film-flam shadery. I urge you to reject this plan in its entirety. Present the applicant with the carefully crafted guidelines in our PUD and Covenants and and insist that they are strictly followed in any future proposals.
