HomeMy WebLinkAbout1.1_Introduction and Project ScheduleINTRODUCTION/PROJECT SCHEDULE INTRODUCTION The proposed Amended Plat of Lot 1, Block 1, The Parklands at Village Downtown Subdivision is an 8-lot major subdivision located on Lot 1, Block 1, The Parklands at Village Downtown Subdivision, according to the plat thereof, on file and of record in the office of the Clerk and Recorder, Gallatin County, Montana, and located in the Northwest Quarter of Section 8, Township 2 South, Range 6 East of P.M.M., Gallatin County, Montana. The subject property is zoned R-4. The proposed subdivision creates 8 new lots within Lot 1, Block 1 of Parklands Subdivision. Water and sewer services were installed to the future 8 lots during the infrastructure improvements for Parklands Subdivision in 2020. The underlying Parklands Subdivision is currently approved by the City and we are waiting on the Commission hearing for final approval. This subdivision will be required to build ADUs on each new single-family lot in order to meet the R-4 minimum density requirements. PROJECT SCHEDULE The only improvements left to complete are power, gas and communication services stubbed to each of the 8 lots. Power, gas and communications mains are installed within the utility easement that is located on the subject property. Water, sewer, roads, and storm infrastructure were installed in 2020.
