The approximately 2,083 SF existing home is categorized by the national register of
historic places as a Vernacular house built in 1898. It is a "contributing historical
building" within the Bon Ton Historical District, and preserving the historical integrity of
the building is a central aspect of this project. The renovation of a historically separate
798 SF apartment (Apartment 2) was completed in 2020.
The current scope of work will create two new apartments within the existing main
house, Apartment 1 on the main level and Apartment 3 on the upper level. The
renovation will include upgrades to the structure and building envelope to improve life
safety and building performance. Minor improvements to interior layout, new windows,
and new porch entry to Apartment 3 will be completed. No other changes to the
exterior are planned. All new exterior trim materials and finishes at the doors and
windows will match existing. The property does not meet the current min lot size or
min lot width requirements for a three unit dwelling under the existing UDC. We are
pursuing deviations from the underlying zoning requirements within the NCOD as
stated in Section 38.340.070.
