Project Narrative and Context/Precedent Study
This proposed project, at 542 N Black Ave, is an infill residential development,
consisting of a renovation of an existing home to add a second dwelling unit, as well as
the demolition and rebuilding of an existing garage, to incorporate an Accessory
Dwelling Unit and guest suite.
The Project is driven by the owner’s goals to increase the energy efficiency of the
existing structure as well as to provide additional infill housing in an area of town that is
highly walkable and accessible by public transportation.
The project aims to maintain the shape of the front elevation of the existing home,
which faces N Black Ave. The main existing home would remain, and expand to
become a duplex with a new dwelling unit added to east side and second story of the
structure. This new duplex unit would be a two story volume, matching the width of the
existing home. The existing garage on the east side of the site would be demolished,
and replaced with a guest suite and Accessory Dwelling Unit. This second volume
would be separated from the duplex volume by open space, and would be two stories,
matching the new duplex unit in proportion. A low landscape wall is proposed on the
north edge of the site, providing separation from Peach Street. This wall is composed
of cedar fencing, steel planter boxes, and board formed concrete. The steel planter
boxes will provide landscape planting along the sidewalk on Peach Street. The project
proposes a material pallet of natural cedar, painted lap siding, and standing seam steel,
all finished in earth tones.
The renovation and new construction of the detached garage and ADU will fit
seamlessly within the neighborhood as the project is in line with the existing
development pattern of the neighborhood, especially along Peach St. Below are 6
