Dear City of Bozeman:
On behalf of our client, Nexus Point LLC, we are submitting the Preliminary Plat Application for
review for the proposed Graf Street Subdivision. The proposed major subdivision consists of 10
lots and is located at approximately 2085 Arnold Street (West of South 19th Avenue and North of
Graf Street). Included in this submittal package are the following items:

No variances are requested. Several waivers were granted from the preapplication process and
are listed in the application set and documentation of compliance sections. Several items were
previously addressed and reviewed within the site plan submittal for phase 1. Please review the
